During this job I took on the main role of handling the maintenance needs for all of the rental properties. I would look at the service requests and determine the adequate tools and materials to complete the job. Many service calls would come in at a time and priority management skills were needed to ensure that the jobs were completed based upon the vitality of job. I handled a lot of communications with tenants and contractors. Many service calls would be beyond my skill level, so I would have to handle subcontracting the job out. I would handle the quoting of different companies and select the best company. After this I would handle the scheduling and assess their work prior to paying them after the job was to complete to make sure it met our company requirements. As well as handling all the maintenance requests, I also ensure the property maintains an appealing appearance throughout the year with trash pick-ups, proper mowing, landscaping, and snow removal throughout the winter. *Maintained all landscaping and lawn care needs*Established a proper mowing schedule and communication with clients*Completed many odd end tasks and prioritize pressing needs Examples being: Fixing blinds, running toilets, running sinks, installing new ceiling tiles, installing smoke detectors, painting lots of rooms, house tear outs, installing ceiling fans and installing light fixtures.

I really enjoyed working for Dan Willis Rentals and got offered an internship for the summer and immediately took it. During this internship, I kept all of my same roles I had in my pervious role of a maintenance manager but just took on an additional role. This role came with more work and responsibilities which was nothing I could not handle. During this role it was more office work than I had previously done. I looked into leasing, rental applications, paying bills and a lot of security deposit paper work. I enjoyed this role a lot because I got to see the whole process of the rental business and property management side, giving me a lot of knowledge about the industry. *Maintained 10 properties appearances through regular mowing and landscaping and developed a mowing schedule to promote healthy growth. *Completed basic maintenance tasks myself to address minor issues and ensure tenant satisfaction. *Communicated daily with tenants in person and via email, providing prompt responses to inquiries and maintaining positive relationships. *Managed and ensured timely processing of invoices and bills, contributing to the company’s financial efficiency. *Coordinated maintenance requests and ensured timely response from repair teams to address issues promptly. *Reviewed lease agreements and conducted basic background checks on prospective tenants to ensure compliance and suitability.

During this job I handle a lot of customer interactions and keeping operations running smoothly. I mastered the register system, aided in daily accountant tasks and weekly inventory analysis. I often stocked shelves and coolers to ensure inventory is available for our customers. Everyday besides keeping cleaning standards, I ensure product placement is correct to make products appealing to customers and easily viewable for them. *Handled customer service interactions, effectively resolving issues and ensuring customer satisfaction, even in challenging situations. *Adhered to store regulations and always maintained high sanitary standards. *Mastered the register system and assisted with daily accounting tasks.*Ensured shelves were well-stocked to enhance customer satisfaction
