Construction/Development Consultant, Richard Worth, P.A., Development 2009-2011Enlisted as a consultant to develop a multi-use project at the base of Snowshoe a ski mountain in West Virginia. The project consisted of property infrastructure, 72 duplex condominium units, lodge, restaurant and an 80-room hotel. Acquired architect/engineers, developed the property and unit layouts, interviewed general contractors as well as provided all cost accounting for loan acquisition. Assisted in a search to locate a local real estate company to market the property. Construction/Development Consultant, Dive Dominique, LLC 2010-2013As a consultant, assisted in site planning of a dive center, docks, beach, 2 pools, 2 restaurant/bars, 60-room hotel, 8 condominiums in phase one. Phase 2 consisted of 20 villas and 80 apartment rentals for conversion to sale units at a later date. Provided cost accounting, researched shipping costs for products, interviewed general contractors and material suppliers familiar with island construction.

Coordinated construction efforts with the Development Team and Design Companies. Manage the operation of company owned projects including contractor selection and buyout, contract negotiation and writing, permits, scheduling, lender monthly draws and meetings to review job progress, conducted weekly/monthly meetings and developed reports with and for company management and investors. Director of Project Managers and Superintendents on company projects. Major AccomplishmentsAltis at Cypress Creek, N. Ft. Lauderdale, aka, Granada, a 9 building 3 story residences. Constructed via tunnel form with stucco exterior. The property consisted of all underground infrastructure, roads, amenities building, pool, retainage pond, turn lanes/stop lights at property entrance.• Buyout with trade contractors and subcontracts completed prior to construction start.• Achieved a buyout savings of $1,032,000 from the original contract of $38,000,000.
