Jefferson-Werner was established out of a passion to excel and founded on the simple credo that details matter. The company is a full-service real estate development firm with extensive experience in tax act projects, distressed asset purchase/redevelopment and historic rehabilitation/adaptive re-use. Full-service for us is firsthand experience in all aspects of permitting, planning approvals, HTC/NPS process, local/state/federal grant applications, financing, and designing, building and operating the finished product. Our projects include some of the most complex NMTC/HTC structured deals along side straight note purchases. Amongst other projects, we completed the sell-out of a single-family subdivision with a national builder; an adaptive reuse of an 8-story, 166,000 sf historic structure into 89 residential rental units and 34,000 sf of commercial space; and a 39 unit resident HTC conversion in NEPA.

Purchased in 2013 from bankruptcy auction and repositioned as Montage Mountain, I’ve been privileged to have the opportunity to rebuild this great place and lead it back to a position of prominence in the community and the East Coast skiing industry - 140 skiable acres, 26 trails and 5 lifts.

Breathing life into challenging and discarded real estate projects was the focus of this position. Extensive travel throughout the East Coast. Projects included residential multi-family condo conversions of historic properties, purchase and completion/reposition of distressed real estate and new construction utilizing traditional financing as well as HTC equity. Great projects included the 5-month purchase and completion of a foreclosed 27-acre 200+ unit housing development in Durham, NC, with re-use as student housing, 4200 Pine residential condo project in West Philadelphia, and 393 bed student housing complex for F&M in Lancaster, PA.

Developing multifamily residential real estate in one of the most historic areas of the county – Old City Philadelphia. Responsible for all aspects of development including zoning, approvals, marketing coordination, documentation, construction and settlement transactions. Worked extensively with brokers and buyers to close transactions. Served as the point person for all community interaction. Projects of note include Old City 108 Condominiums – the first and most successful high-rise condo project in Old City. This project set the standard for all that followed.

Responsible for construction and development of multi-family mixed use projects including the 282 unit Left Bank Apartments and 341 unit Victor Lofts totaling over $100 million. Lead project activities from planning through construction including design, permitting/approval and oversight of all construction and commissioning activities. Maintained a consistent record of delivering projects on time with never more than 1% contingency use. Worked closely with commercial tenants to build restaurants, office and retail tenant improvements.

API is the real estate arm of Drexel University and is responsible for the acquisition, development, leasing and management of all non-educational properties including 750,000 SF of commercial office space and over 300 residential rental units. Planned and executed the renovation of the former Bulletin Newspaper headquarters, a 525,000 SF/$20 million dollar office conversation. Identified and acquired a portfolio of properties including a 50-unit apartment building. Initiated the auditing and recovery of nearly $500k of lost revenue from percent-gross leases. Managed the University’s Fraternity housing and remote real estate holdings.
