I started in commercial real estate working for my father Gary Coates @ PMA Sales Group in 2006. (Rest in Peace Dad) My first transaction was with Gables Residential (Buyer) and New Urban Communities (Seller) repositioning a site slated for townhouse development to luxury apartments. Gables Wilton Park, 145 Units opened its doors in 2008 and remains one of their top performing assets.In 2013 I assembled 2 Acres (five parcels total) in downtown Boca Raton, and pitched my concept to Lennar Multifamily who purchased the property, completing their first transaction in the Florida Marketplace. Boca City Walk (224 Units) opened in 2014 and was sold during lease up to Monogram Residential for approx. $80 M (Monogram was later acquired by Greystar). The sale represented a substantial return to Lennar.I continue to redefine my career and expand my capabilities. At this time I hold the position of Acquisition Manager for Guardian Properties, a Real Estate Developer and Investment Firm based in Chicago that expanded into the Florida marketplace in 2020. In the past year and a half I purchased over 200 units (Approx. $50 M) for our portfolio, and continue to add new transactions to our pipeline. We remain well positioned, agile, and capable of responding quickly to emerging market trends.
