Project, LLC was established to provide business organizations project management consulting services as an alternative solution when determining staffing needs. In 2023, I completed a 14-year contract with KeyBank providing construction project management services to within the Real Estate/ATM teams.

As an owner’s representative and team lead, my position managed all internal and external groups/vendors throughout all project types within the Rocky Mountain & Western Regions. This includes all facets of creating project implementation plans (beginning at project engagement) throughout project execution. • All these attributes were gauged through meeting benchmark milestones throughout the lifecycle of each project. To meet these deliverables, my role required weekly team meetings to provide project status (updates), elevate all risks, log issues, track action items and confirm milestone schedule. • Overall, this was accomplished on 20+ individual projects with a 100% success rate on budget and time requirements.

• Successfully completed the conversion for BankOne/JP Morgan Chase Manhattan Bank within the Illinois, Michigan and Manhattan (NYC) markets within schedule & budget. • This position required: management of due diligence/site survey, development of market schedules, vendor negotiations & daily project management (i.e. budgets, schedules, team meeting agenda/minutes, etc).

Managed, prepared and successfully completed all aspects of proposal, estimating and implementation of design-build custom residential projects. Projects were located in Summit, Boulder and Larimer County (s) & the City of Boulder. Other duties include: project financial reporting (w/client), site construction management & coordination of construction draw process.

Project managed the proposal, pre-construction, implementation & close out process on Williams Gas Pipeline (Transco), Enron & Duke Energy infrastructure projects throughout the United States. • This position required managing a full-service design-build group focused on energy solutions within the natural gas industry. • Other duties included: served as lead for all internal groups (sales, engineering, procurement and field support) & provided monthly P&L status for all assigned projects

Construction site superintendent for a family-owned custom homebuilder in Littleton, CO. Spec home projects located along the front range communities of Jefferson County, Colorado valued at $5-10 million construction costs. Job requirements included budget planning, RFP/procurement, permitting, construction site management and project close out. This role served as the main point of contact with homeowners throughout the construction process.

Successfully managed, within the construction group, projects ranging from environmental, structural, power upgrades and customer tenant finish/build-out, Northeast region, United States. • Overall management of design review, construction estimating and construction schedule on customer projects and internal capital projects. Managed project coordination and process development between Level3 Engineering/Sales/Operations/Capacity Planning & general contractors. • Material procurement, subcontract award, contracting & scheduling sub contractors, biweekly site visits, and change order management.
