I’m Chad Schieler and I run a real estate investment company called Focused Capital. After nearly 2 decades in the electronic payments industry and doing well at that, it was time for a new challenge. As a result of that success, I had a tax problem I needed to solve. I knew that taxes were the highest expense in life and wanted to find a way to reduce them. After many discussions and evaluating options, Real Estate investing was the clear solution and path. In 2017, I began the journey of real estate learning and growth from every mentor and book I could find.I got my first start into real estate investing as a limited partner on a couple multifamily development deals.That allowed me to get behind the scenes to see how it all worked, while earning great returns and tax benefits along the way.Next step was for me to do it myself.I started with a 4 unit property and built from there, learning a ton of valuable lessons along the way by investing my own money first in my first 4 deals.Then I did a 15 unit, 20 unit, 25 unit...In 2022, I created Focused Capital to allow other friends and family to invest alongside me as we did larger projects.We acquire, improve, and manage multifamily real estate properties in Indiana.Our strategy is to source undervalued opportunities, apply low leverage debt, my personal cash, and passive investments from friends and family. We do all of the work so that our investors can focus time on their careers, families, and hobbies, while receiving the cash flow, appreciation, and tax benefits of real estate. Since 2020, we have acquired over 400 units and exited 3 properties successfully at investment returns higher than projected.
