CurrentI am pleased to announce the launch of Sullivan Development Company. After a successful, six-year tenure with Commercial Investment Properties (CIP) where I oversaw the development of 1,000 multi-family units, my new venture will combine the skills I gained there with those honed during my early career as a homebuilder at Sullivan Homes. This new venture will focus on residential, rental communities designed specifically for single-family bungalows and attached townhomes. The single-family rental (SFR) market is the fastest growing sector of the American housing market increasing 30 percent from 2019 to 2020. Fueling this growth: The rising cost of homeownership A detectable downward trend in consumer attitudes towards homeownership Traditional renters’ increasing appetites for more space, back yards and attached garages For residents who either don’t want to or can’t spring for a down payment, SFR offers an alternative path to the American dream while relieving them of the traditional hassles of homeownership like mowing the front yard, cleaning the gutters, or fixing the upstairs toilet that keeps running. This shift toward SFR appeals to investors because renters of single-family homes tend to stay longer and have lower delinquency rates … and the market in underserved. We will be seeking investors as we grow. We have one infill site under contract with several more in negotiation. And we’re looking for more deals.
