Responsible for overall property planning and development function; including project planning, feasibility studies, local authority approvals, design, development, implementation and execution for a RM 1.3 billion GDV for a service apartment/hotel development in Genting Highlands, Pahang, RM 1.2 billion GDV township mixed development of 75 acres in Malacca and several other developments under planning stage.• Prioritize and driving the group of architect and consultants; award the foundation contract in less than1 month and call for Main Building Works (MBW) tender in less than 2.5 months after I joined despitemost of the consultants saying that is not possible initially for GIM.• Setting up the Cost and Contract Team and Technical Team which comprises of Contract personnel,Technical Managers in charge of C&S, Architectural, Mechanical and Electrical respectively. Having anin-house team enable pro-active tracking the designs, tasks and the consultants; for example, changingfrom central hot water system for the entire tower (designed by the previous MEP consultant) toindividual water heater tank above ceiling resulting in more than RM8 million savings besides lowermaintenance and power consumption in the long run.• Managed to award the MBW package (on schedule) at the management’s targeted amount by reducing more than 20% from the PTE thru numerous costs cutting measures and VE exercises. Separate tenders were called for PC Rated Items for GIM. • Achieving further savings when awarding the Provisional Sum and PC Unit Rated packages by amending specification and adapting to better systems and technology and cost-efficient materials that suits the requirement of the end user (hotel management) and condition of the climate in Genting Highlands during the tender process (Gross saving of more than RM 35 million as of Dec 2023) for GIM. This would result in better product quality and lower maintenance.

Responsible for overall property planning and development function; including project planning, feasibility studies, local authority approvals, design, development, implementation, execution and handing over vacant possession for a 500 acres new township development in Bandar Samariang, Kuching, Sarawak.• One of the first task was getting the Occupational Permit (OP) for the water park and transitional handing over to the operation team to start operating. The waterpark was successfully open to public in end of March 2018.• Oversee and manage property sales and marketing functions including public relations.• Keeping track and manage the project management, contracts, purchasing and design team both in Kuching and HQ including design, scheduling, purchasing of materials, tender and awards and appointment of contractors and suppliers.• Managing cash-flow and P&L for the overall Kuching region with the support of the team.

Key person for the projects and tasks under my watch within Desa Parkcity; involved in several projects within the last 3 years; the major projects include One Central Park condominium completed in December 2016 (RM 236 million) and R5 (South Brookes – 2 blocks of 40 storey tower and a 8 storey podium carpark with a PTE of RM 400 million) and PPA1M (Sofiya – 51 storey tower and a 8 storey podium carpark with a PTE of RM 200 million) MBW contract currently in tendering stage. Other smaller or ad hoc completed projects include ISP Renovation and Extension Package 1, 2 & 3 (RM 20 million), Sector B (Slope and Infrastructure works) (RM 4 million), ISP Early Years Centre (RM 700k), Package 1 & 2 Roadworks and Walkpath (RM 1.8 million), The SportsCenter facilities (RM 1.8 million), Township Depot Office (RM 2 million) and etc.• Actively and extensively involve in project’s overall development process and developed/directed/implemented/executed/managed/controlled the various project teams and activities that led to an optimal outcome in terms of design, cost, quality and time.• Leveraging prior hands-on experience in construction to proactively look at drawings and tenders. Able to foresee and pre-emptively solve problems before they arise and offer creative solutions. • Possess leadership qualities and people management skills that enable me to lead, motivate, influence, engage, negotiate, manage and build effective relationships with stakeholders at all levels, including government officials.• Strive for quality in works produced by the contractors and delivering out of box solutions that is time and cost effective.• Providing support and the "go-to" person for the projects and township when it comes to technical support and problem solving in construction; for example, the “DESA PARKCITY” signage at the main entrance roundabout had recurring stain issue which was solved with a simple “capping” idea.

Fully responsible for the project Implementation for both the project sites including managing a team of consultants and architect and leading internal project teams. Reviewing and commenting on the draft tender drawings and draft tender BQ in technical aspect on discrepancies and method of construction including the specifications and product descriptions.• Increase profit by negotiating directly with manufacturers and suppliers and fixing PC unit rate for large volume and price items such as floor and wall tiles, sanitary wares and fittings, Ironmongeries and locksets and fire doors and separating the trade of Aluminium and Glass as a NSC which lead to savings by as much as 3% over PTE.• Break up the descriptions of lump sum items in the draft BQ and separate them into detail description by trades, eg glass, ms steel works, RC works, painting works to avoid contractor over-pricing on lump sum items.
