As the team leader worked tirelessly to implement best practices for cross-departmental collaboration resulting yearly in 4000 multi-family housing units and 1 billion dollars in total development costs. Saw the success of a custom web-based platform built under my direction to capture and share the NRP design standards with outside design consultants. Partnered with the new Director of Security to standardize infrastructure packages for all future developments to reduce risks for residents and employees. Promoted to Vice President during the pandemic. Helped guide the design & entitlement department through three major initiatives allowing the company to thrive in turbulent times. Took over land planning for all deals, across all regions. Established a streamlined process that expedited yield studies from weeks to days, allowing consideration of 100–150 deal opportunities a year with minimal cost or time. Transitioned the entire team successfully from one drawing management software to another in 30 days. During COVID, quadrupled the team size, training them remotely by personally designing a robust onboarding program.

As NRP’s first Director of Design led a team that actively managed over 20 developments across the eastern region. With my passion for process improvement, and support of internal IT programmers brought to fruition a custom software platform, Master Project Information (MPI), a powerful data collection interface. MPI documents design decisions, and ensures scope alignment between development & construction, while directly communicating with the overall project schedule and budget. Established written design guidelines for internal and external users. These tools allowed the team to scale while maintaining product portfolio consistency. Was a chief participant in NRP’s success in moving into the Mid-Atlantic, NY Metro, and Massachusetts markets.

As NRP’s first design manager leveraged my architectural background and more recent development management experience to coordinate design for NRP’s eastern region. All part of NRP’s strategic shift toward market-rate development in addition to their strong affordable housing holdings. A key player in NRP’s successful entry into the FL market and diversification into new product types, including urban multi-family podiums & wraps. 25+ (5000 units) projects profitably managed during this tenure exceeded 4 billion in total cost.

Actively managed +/- 6 affordable housing developments a year, each brought to market, through 9% LIHTC funding applications, creating quality housing for all in OH, IN, NC, and PA. Used unsurpassed organizational skills to lead external design consultants, facilitate the finance closing process, and support the in-house construction team during construction administration.
