CurrentAdvanced knowledge of ALTA guidelines including state specific requirements for all states applied in review of title commitments and underlying documents in connection with title/endorsement coverage for lenders. Review of surveys for compliance with current ALTA/NSPS Standards and applicable Optional Table A items. Review and summary of zoning ordinances, municipal letters and zoning reports. Interaction with local municipal representatives regarding current planning of city/county projects. Review and summary of tenant leases to include large anchor leases and ground leases. Review and negotiation of tenant Estoppels and SNDAs. Experience includes, but is not limited to, conduit lending, syndicated and non-syndicated loans on properties such as restaurants, major athletic facilities, hospitals, business parks, apartments, shopping centers, mineral/gas/oil leased and owned property, gas stations and power plants. Experienced in ordering FEMA certificates and coordinating amendments with property owner as necessary. Reveiw of corporate authority documents and order of state and county lien, judgement, UCC and bankruptcy searches.
