This is my second stint within the company. I am the marketing and training manager for the east Texas area properties. Since I've come back the second time around I have raised occupancy over 23% and lowered delinquency by almost 30%. Income levels have increased year over year by 15% ($53,000) for 2 consecutive years. Responsibilities include: Managing a team of assistants and outside workers to ensure properties are clean, organized and well-ran. Scheduling 2 months out all employees who currently work under me. Manager all income reports and delinquency reports to ensure all properties are within goal or above and lastly training all new employees that come through our sales training program.

Worked part-time while managing rental properties for a couple of years, but was hired directly as Lead Retail Consultant. Promoted 8 months later to manager. I was promoted again in January, 2017 to area manager. Duties include: Helping with scheduling of employees, phone vendor returns and buy backs, cash balancing in all employee drawers, quality call backs for all reviews made in store, monthly serial and inventory counts and other duties as well. Have averaged over 100% composite since starting in the store. Since taking over some of the operational duties, the previous store I worked for was in high risk, but after 3 months I was able to get out of high risk. Once I became an area manager, I was able to get from 1 store being above goal prior to my promotion to 5 being above goal once taking over. I left only because I went back to Texas.

Oversaw multiple properties within the greater Little Rock area and began expanding to the Memphis/West Memphis area as well. Was part of an acquisition in late 2015 that brought in multiple apartment complexes to the Memphis area. During my tenure with Simmons Properties we were over 92% occupied versus the average before was only at 83%. Dealt with all rentals, evictions and ensuring all rent payments were made on time. Scheduled all contracting work and was over all payments made to contractors as well. I had 4 contractors for our properties and an assistant that helped with all rentals.

I was hired directly as the property manager for the Longview and Little Rock locations. These locations have over 500 units each and also a U-HAUL dealer. I have maintained the locations by managing the front office and also doing general maintenance. My general duties at these locations include, but not limited to, scheduling hours for my assistant manager, making collections, doing general maintenance, renting/receiving and doing general paperwork for U-HAUL, renting units, general marketing and conducting bi-weekly leasing audits. I have scored 90%+ scores on all 3 secret shop calls/visits I have received.

Oversee daily sales. Managed 8 associates in the Tyler location and 6 in the Longview location. Have an average sales increase of 15% every month I have been with the company. Between the months of November-February was in the top 5 in sales, percent gain, accessory sales and embroidery sales. Started running the Longview store between the months of August-November and was given a second store in Tyler from November-present. Inventory control has exceeded company standards. One of the best inventory controlled stores in the entire district. In charge of hiring and terminating employees. First two associates I hired when I started with this company are now managers at other stores. I left due to an opportunity with a property management company.

Oversee daily sales and overall activation count. Create schedules for all retail sales employees. Create and enforce all new policies. Increased sales by 22% during my tenure. In charge of monthly inventory count. Responsible for all disciplinary actions. In charge of hiring and terminating employees. Started with 5 stores between January-May and ended with 9 stores from May-August. Managed a total of 21 employees spread out between the 9 total stores.

Worked for Red Ventures in which marketed for ADT, DIRECTV and Clear. Top sales person there every month I was there in that particular center. Top 5 in sales in the company 7 out of the 9 months I worked there. Rated as selling the most profitable accounts for the months of December 2007, March, April, June, August and November of 2008. Became part of the marketing team from December of 2008 until the closing of the company in December 2009. The company shut down in the Dallas market because of a transfer to Miami.

Responsible for all shipping and receiving for entire store. Loaded and unloaded large products in and out of cars for customers. Dispensed product into the necessary parts of the store. Retrieved all call-in and internet pickup orders and delivered them up front to the customers as well as into their vehicles. Also responsible for customer service issues as well.
