Responsible for monitoring claims pipeline.• Prepare and file supplemental claims.• Perform a loan level analysis and reconciliation for all final claim proceeds between the amount claimed, the amount paid, and the outstanding loan indebtedness including all escrow and corporate advances. • Review and interpret reports and/or queues to manage workload• Validate information by comparing it to source documents and data• Compare data and documents returned with search requirements and manually obtain missing elements• Confirm, corroborate, and remove unnecessary data, or combine data from several sources• Create and Understand Title Commitments along with other title deliverables• Prioritize daily work to ensure Client SLAs are met for each metric assigned during the title process • Assists in processing files with a high degree of quality• Order bring downs and tax certifications• Manually rekey any errors• Handle rush requests and communicate order status with other departments in the company

Examine title escrow, title search, researches and resolves title issues and discrepancies on record• Utilizes ResWare and Encompass Software• Review and clear titles escrow, title reports and/or municipal searches and judgment searches• Review and determine insurability options for title defects or suspicious activity• Extract data from title searches, judgments searches and title commitments into client reports• Take transactions on principle and escrow accounts• Determine solutions for clearing title issues and acts on this determination to resolve the title issue • Perform more complex functions including obtaining releases for prior liens, reviewing divorce decrees, trusts and corporate document• Ability to accurately and concisely communicate title clearance status to internal parties, clients and other parties involved in transaction• Communicate with lienholders or attorneys to negotiate HOA liens, municipal liens or other property lien• Facilitate review, correction if needed, and delivery of completed documents to client• Monitor and respond to questions/information from client• Track and monitor status of recordings through reports to ensure rapid recording of documents• Assists in title policy retrieval and performs title clearance needed to issue replacement title policies • Assign new title orders as they appear on dashboard• Follow up on title orders daily• Process incoming documents/fax folder, as necessary• Monitor group email and process incoming requests• Monitor vendors for quality, turn times and fees• Handles Lending Operations• Review Callback Sheets from vendors, i.e. work on rejected files• Update internal contacts and client contacts regarding order status as necessary• Answer incoming calls to title department as necessary
