Awesome company to work for! Good training opportunities, good people. I was in charge of their Safety Committee. I oversaw a 36 unit PRAC202 property (HUD Seniors) and a 70 unit HUD/TCAC property. This involved certification of income initially and annually (a lot of paperwork), adherence to HUD guidelines, submitting vouchers to HUD for their portion of the tenants rent, rent collection, bank deposits, weekly and monthly reports including property inspections, and annual property and unit inspections internal and external (regulatory).

Both the Executive Director and Coordinator of the Altzheimer's unit strongly urged me to pursue a college education. Gladly, I took their advice, leaving the position after less than a year.

Managed and maintained 16 unit apartment complex, all 2BR/1Bath units w/pool. Near CSUC, when I took over the property was "in the red" and had a history of short term leases to students from the University. With 3 huge lawns and the pool, I widened the marketing of vacancies to folks with kids. Our vacancy rates dropped dramatically, and residents stayed for years (as many as 12 years last time I checked). Within a year the property was right side up and the owner was very happy. Managed and maintained 70 unit, 6 story building with 4 commercial and 30 parking spaces. This is where I was when the Loma Prieta earthquake hit. There was $250k worth of damage to the property, all cosmetic. I brought the building up to saleable status in less than one year. Would have stayed longer, but the building sold.

My first Resident Manager position. 30 units, all studios. Across the parking lot from Glide Memorial Church. I brought skills I had learned working alongside my father on our rental property and around our home as a teenager, performing all maintenance, upkeep, janitorial, painting and preparation of studios.
