Detailed design & drawings also provided for internal architecture, lighting design etc. with an advisory role in interiors. 3D modelling & animation carried out for commercial clients.Project management aspects include schedules of work, contractor budget estimates, regular site-visits, procurement and costings.

Commercial & Pre-Operational Advisory: As part of our services we work closely with clients during the design and build phase to offer them advice to drive capital and operational efficiencies, facilitate design solutions to meet exacting customer requirements and extract value from the scheme.We consult on a wide range of aspects from building layouts, general arrangements, facilities, interior design, furnishing, lighting, security, signage and assist our in-house marketing team to build a unique brand for the scheme under the Fresh/Five Nine banners.In order to maximise efficiency and to ensure every project meets certain benchmark criteria whoever the developer/client, we produce detailed manuals for every project team to assist them in the specification and initial design process. Under the guidance of company directors, our team undertook a 4-month project to overhaul the existing guidance and make it fit for purpose in an ever-changing market and the new guidance has given clients and design teams a renewed confidence and insight into the type of product they should be taking to market.Every scheme is however unique, and this is where we undertake extensive market research and competitor analysis to understand the singular requirements of every site. It is crucial to offer tailored advice in relation to expected rental values and demand. We ensure the scheme is the stand-out product in the local market at it's level whilst appreciating the capital costs involved.For 2017 we are mobilising 12 schemes (~4000 beds), 9 of which have a full consultancy package. I have been lead consultant on 4 in Glasgow, Chester, Sheffield & Bournemouth in 2017 and 2 in Liverpool & Durham in 2018 with more in the pipeline.We are also focused on building our PRS/B2R portfolio at Five Nine using the same strategies from the Student sector to demonstrate a unique product for this emerging market and have engaged in extensive research and preparation for our new clients.

This role involves working closely alongside my director to find and acquire retail units, primarily for our main client - one of the largest players in the food retail business.The work is geared exclusively towards convenience/local food & grocery outlets with an aim of opening approximately 100 new units per year in towns across just the South East of England (excluding London).It involves extensive research in demographics, competitive retailing patterns and market rents. Primary tasks include acquiring information on potential targets, approaching and communicating with existing stakeholders and working with the client to deliver viable schemes in both existing high street environments and new large greenfield residential developments.We work closely with our clients, vendors, agents, architects and third-party developers - especially where existing premises may need significant redevelopment.
