• To ensure that estate agents and salespersons comply with the Estate Agents Act and its Regulations, and that there is no unlicensed person performing estate agency work. • Carry out inspections of estate agents to ensure that they have in place proper record keeping, procedures and work systems, such as supervision, professional development, complaints management and transaction records. • Conduct compliance checks on advertisements, property launches, property exhibitions and property/investment seminars and thereafter prepare reports and make recommendations based on inspections and compliance work. • Carry out enforcement actions on the estate agents and salespersons to ensure compliance to the Estate Agents Act and its Regulation. • Develop a certification system for the purpose of raising the standards and professionalism of the real estate agency industry.

• Formulation of new enforcement strategies and policies to increase the rate of (voluntary) compliance by company directors and officers, with regard to compliance with statutory requirements prescribed under the Companies Act.• To investigate and deal with complaints and legal representations made for breaches under the Companies Act/Business Registration Act/Limited Liability Partnership Act, whether initiated by ACRA or through complaints received. The areas include AR matters (failure to hold AGM and failure to file ARs), Non-ARs matters (failure to notify ACRA of changes in registered office address, particulars of companies and businesses, unregistered entities), Annual Declaration (failure to lodge Annual Declaration) and non-AD matters (failure to notify ACRA of changes in LLP and its managers/partners).• To commence and conduct summary prosecution in court.• To deal with legal representations regarding penalties, extension of time to file returns, applications related to the filing of returns etc.• To attend to enquiries from public and defendants.• Involved in other ad-hoc projects. • To represent the Enforcement Division at the various technical and systems working committee.• Designed and developed the Colour Coded Compliance Rating system and Certificate of Compliance for ACRA.• Designed and developed the new End of Financial Year Reminders for local unlisted companies.• Formulated a new risk-based enforcement and prosecution framework for ACRA's Enforcement Division. The new framework is revised to focus enforcement and prosecution actions mainly on current and active companies.• Team member of project group formed to develop a Director's Handbook.• Involved in developing a Director's Training Programme.• Identified by Senior Management to be seconded to the new Project Office to develop the new generation filing system for ACRA.
