Leaning on my banking background, I joined Sandia Area Federal Credit Union in 2012 to develop a commercial real estate lending program. I have originated over $20 million in new loans in my first year to property owners in the Albuquerque and surrounding areas with an emphasis on term loan refinances and acquisitions, and in doing so have developed a diverse and lowly leveraged portfolio of commercial loans secured by multi-family, retail, office, industrial, hospitality, self-storage and owner-occupied properties.As the Commercial Loan Officer, I handle all facets of the commercial loan transaction including identifying quality loan opportunities, underwriting, structuring and negotiating loan terms, and working with our attorneys, appraisers, environmental companies, and title companies to document the loan, complete due diligence, and take the loan to the closing table. I am also responsible for the ongoing review of the commercial loan portfolio. This process provides my clients with one point of contact throughout the term of the loan, and I work with our local loan committee to provide quick turnarounds and smooth closings. I have had the opportunity to help shape the credit union's commercial real estate lending policy and strategy which emphasizes cash flow leverage of the asset and investor experience based on prudent underwriting, but also considers the individual merits of each loan request. Beginning with very little structure regarding commercial lending, I have been able to develop and implement templates for underwriting, commitment letters, appraisal engagements, title instructions, loan documentation, as well as develop loan file structures and portfolio monitoring processes. The culmination of these efforts has resulted in clean external audits by both the NCUA and our CPA firm.

Albuquerque, New Mexico Area

As the Commercial Real Estate specialist for the Albuquerque group, I speared-headed three increase requests for key clients of the bank totaling $88 million in commitments, and I obtained credit approval for and closed an $18.7 million commitment for a new hotel construction / mini-perm loan. I had a key role in negotiating, structuring, and presenting these loan requests for approval.Performed primary underwriting for all complex commercial real estate requests in the Albuquerque market. This included the direct underwriting of the asset to be financed and global cash flow analysis including analysis of contingent debts and cash flow waterfall analysis as necessary.Directly responsible for managing an existing portfolio of approximately $50 million in outstanding balances and assisting the Line of Business Manager, as needed, with managing the remaining portfolio. Primary responsibilities include identifying opportunities to deepen the client relationships through cross-selling other services (including treasury management, commercial insurance, interest rate swaps) and performing periodic reviews of the portfolio to ensure accurate risk, as well as negotiating and documenting renewals and modifications, managing past due payments, and ensuring compliance with reporting and financial covenants.

Previously managed and delegated workflow in for an underwriting group which supported a loan portfolio in excess of $400 million, and in doing so, also prepared underwriting and approval requests for the more complex commercial real estate investments, residential construction guidance lines and commercial and industrial borrowers in a wide variety of industries (i.e., gaming, non-profit, restaurants). Constructed global cash flow analyses for individuals and business entities on individual credit commitments of up to $40 million from federal tax returns, financial statements of varying quality (i.e. internally-prepared, reviewed, audited), projections, and other sources.Developed and tested financial loan covenants, and in doing so, have developed a strong understanding of interrelatedness of financial statements through stress-testing projections and analyzing impacts to key financial ratios.Developed a strong understanding of commercial appraisal methodology (primarily valuations of leased-fee interests in income-producing real estate held for investment) including common approaches to value (cost, market and income approach – both direct capitalization and discounted cash flows methods).Maintained local market, economic, and industry data from third-party sources (CBRE, Grubb & Ellis, REIS, RMA) and from appraisals on hand for underwriting purposes and to share with Loan Officers in reviewing potential requests.
