I was invited back to Keybanks, in the role of managing my own branch on West Derby Road, Liverpool. This branch has grew from strength to strength and I currently deal with the day to day running of the office, a sales pipeline of around 50 properties and also oversee the sale and rental of numerous other properties.

I wanted to broaden my skills within the property sector, and after touching briefly on it in the past, decided I would try my hand at Block Management. This role included arranging and taking part in quarterly meetings, compiling and putting forward tenders for the management of housing blocks, taking minutes of meetings and dealing with tenants and resolving their property problems each day.

At Keybanks, I had a totally different experience thrown at me with a lot more responsibilities added to what I was used to, including; actually doing the viewings & valuations, delegating between colleagues, setting tasks for others, dealing with part of the banking, comprising advertisements for the internet and local papers, and working closely with Neil to learn to overlook and manage the general day to day running of the office.

Following the closure of the Derby Lane, Old Swan office; I was relocated back to the original Platinum Estate & Lettings Agents branch on Walton Vale, L9. Here I continued my role as Sale & Lettings Negotiator from the previous office.

I basically carried on from what I had been doing in the other branch; but was given a lot more responsibility and tasks which involved a lot more work. I began arranging and re-arranging property valuations, viewings and inspections as well as; preparing and signing tenancy and guarantor agreements, preparing and typing up completed property inspection reports, running credit checks on prospective tenants, carrying out land registry checks on prospective guarantors, communicating and arranging for guarantors to visit the office and sign their agreements etc.

I was learning at this stage; writing draft letters, re-arranging window & wall layouts, sending low-importance emails, posting mail, answering and transferring calls etc. After six months I found myself more involved and started arranging viewings, contacting solicitors, sellers and purchasers and paying significant amounts of cash into the bank etc.

My main responsibilities in the kitchen were to ensure that everything was clean, tidy and ready for use including; glassware, cutlery, china and work surfaces. I also had responsibilities at the front of house; serving food & drinks to customers, printing bills, cashing bills, taking card payments, preparing tables for the next customers etc.
