Senior within the Investor Team of London Building Consultancy, providing the full spectrum of building surveying services to investment led clients. Notable instructions included:68 King William StreetInstructed by a HK based investor to provide a suite of building surveying services, which stemmed from a pre-acquisition TDD and grew into: monitoring the final stages to the previous owner’s redevelopment works; leading the day two improvement works project; acting as landlord representative to LtA reviews; negotiating a true-up account with the previous owners; ongoing defect diagnosis and repair works - all to bring up the building into a flagship asset.11 Waterloo PlaceInstructed by The Crown Estate to design and project manage the external conservation works to this prominent Grade II listed building in the heart of the TCE’s Central London portfolio.21 Grosvenor PlaceInstructed by a Germany based investor to provide strategic landlord side dilapidations advice in relation to various lease events at the property. This included preparing terminal schedules of dilapidations and subsequent negotiations.

Trusted member of the senior team. As part of this role, I was responsible for determining client requirements, securing appointments and agreeing professional fees. It was my responsibility to fulfil the duties of each instruction and ensure every client received a positive outcome. Typical instructions: a) leading construction projects of £0.5M to £1.5M in contract value, and b) producing professional reports / assessments. Taking individual ownership of instructions. I was responsible for numerous project management instructions which involved advising clients on feasibility, procurement routes and construction issues, together with developing design and producing NBS specifications. In addition, I was responsible for producing professional work such as pre-acquisition / pre-leasing surveys, schedules of dilapidations, party wall awards, reinstatement cost assessments and defect diagnosis reports. Recommendations were reviewed with an internal checker.

Extensive on-the-job training. As part of this role, I was responsible for monitoring compliance, workmanship, materials & identifying defects during the build-out of a variety of construction projects. This included preparing inspection reports to notify the internal project lead of my findings. I had to manage my own diary and be responsible for the completion of rigorous and detailed site inspections.

Gaining on-site experience of managing and co-ordinating construction works. Reviewing contracts, programmes, drawings etc with the internal team. Supervised learning of contract theory. Producing minutes of project team meetings.

Undertaking measured surveys of retail units, restaurants and drinking establishments. Producing technical drawings for fit out works.
