Senior Property Manager
CurrentProperty manager of Income Property portfolio consisting of 18 multi-tenant buildings located in the Southern Region totaling over 800K SF of class A/B.Transitioned building management from in-house management to 3rd party management, negotiated and executed management agreements with multiple property management companies. Perform building inspections on a monthly basis Facilitate monthly one on one meetings with property managers, building engineers and staff to establish accountability, encourage open communication and good working relations, coach and motivate staff of seven property managersReview monthly operating reports for financial accuracy and inclusion of material information. Convert accounting data from the MORs into the LL PeopleSoft accounting system format, process necessary general ledger entries to ensure LL income statement, balance sheet and NOI reconcile to monthly operating reports.Prepare annual rent income, operating expense and capital budgets. Perform monthly comparison of actual spend to budget and research variance and explain reason. Encourage consistency as relates to code compliance, preventative maintenance, fire & life safety programs, preventive maintenance programs, transfer and switch gear testing, back flow testing, lighting standards and physical security, interact closely with IT group, BMS workstation and maintain security systems.Manage multiple projects concurrently, tenant improvement, building modernization, building mechanical equipment, parking deck restoration, elevator modernization, chiller controls and cooling tower, restoration and many more.
