I worked with large multi family residential property managers, owners and developers to reduce their direct operating costs and carbon foot print of their buildings. I also advised and assisted them with improving the service levels and management of their property. I worked with Condo and Co-Op boards, rental buildings and did this for both market rate housing buildings as well as affordable housing complexes.I did this by consulting with them on a range of technical solutions such as energy and utility audits, heating and cooling (HVAC) plant conversions and upgrades, lighting retro fits, comprehensive retro commissioning programs and a range of no cost and low cost upgrades just to name a few.FS Residential is the largest residential property manager in New York City as well as the rest of North America. This provided me with deep insights and expertise that few can replicate.I also worked with owners and managers on their electricity and gas procurement strategy - specifically how to take advantage of energy deregulation to bid out their energy contracts i.e. their electricity and gas requirements. Additionally, I am an expert at getting my clients financial incentives, rebates and tax breaks from local, State and Federal government programs for improving their buildings energy performance.

Pentacle Energy helped commercial real estate owners reduce their energy costs. We improved the profitability and balance sheets of our clients and we often get our clients projects subsidized with grants/rebates and tax credits from some of the many local, state and federal programs.Also during that time I authored of the book titled “The Pentacle Effect" – How to use Energy Strategies to Save Money and Increase your Building’s value – A Practical Guide to Implementing No Cost and Low Cost Operational Energy Savings for Commercial Building Owners and Managers.This book is highly focused on practical, implementable strategies and tactics on Energy Efficiency, Clean Tech, Benchmarking, Energy Procurement, Retro Commissioning (RCx) for large commercial buildings. Developed and taught the “Introduction to the Sustainable Corporation/Business” course. That was part of CUNY’s continuing education program. It was also a part of their Small Business and Entrepreneurship Certificate.

I worked in project development and was an integral part of the new business process.My focus was working with New Development projects in NYC that were either in the pre-development or construction phase.

Property Development Analysis, Feasibility Studies and Project Management.Found, analyzed, syndicated and sold development opportunities; Here is an example of a deal that I put together: 55 story, 256,000 buildable sq ft site; Responsible for raising of equity as well as finding the sponsors; The deal was acquired for $67M, and had total development costs over $280M.
