As the Senior Director of Property Management and Compliance I have the day to day responsibility to plan, implement, manage and control the administration of and compliance with the LIHTC program along with any other additional financing programs as well as the preparation and implementation of required policies, procedures and reports.

Director of Property Management and Compliance serves as a member of the management team and assumes a strategic role in the overall management of properties and staff under their direction. The Director of PMC will have the primary day-to-day responsibility to plan, implement, manage and control the administration of and compliance with the LIHTC program along with any additional financing programs along with the preparation and implementation of required policies, procedures and reports.

Ensure LIHTC compliance is maintained during both the initial qualification process as well as throughout the credit period as required and regulated under Section 42 of the Internal Revenue Code.

Responsible for lease up and on-going management of a 280-unit luxury community in softening rental market and struggling economy. Acted as liaison between General Contractor, Development and Operations for the community during development. Developed multi-million dollar operating and capital budgets with the support of Regional Property Manager. Established and monitored strategic marketing plans to increase revenues and exposure to rental housing market in a softening economy.

Held the position of Real Estate Salesperson .

Responsible for daily operation of late 1980's constructed, 128-unit apartment community. Reviewed and prepared monthly variance reports for Management Company and owners. Managed and developed administrative, leasing and service personnel for the third-party management company.Developed operating and capital budgets with support of Principal and Asset Manager.

Responsible for lease up of newly acquired asset in the Northeast region; acted as liaison with General Contractor; transitioned to stabilized community in less than nine months.Employed and trained administrative, leasing and service personnel for 245-unit apartment community. Developed multi-million dollar operating and capital budgets with the support of Operations and Service Managers. Assisted Operations Manager with transition of newly acquired assets in Northeast, while maintaining operations of stabilized community.

Managed operations of a diverse portfolio of residential (apartments and condominiums) and commercial properties (17 properties in total). Prepared annual CAM reconciliations as well as annual operating and capital budgets for 17 separate entities. Created budget template for use throughout portfolio. Participated in obtaining the management of a prestigious condominium community in the Charlestown Navy Yard and the student housing program for a major University in Cambridge. Supervised extensive exterior capital projects for a Cambridge building with an historical designation. Lead monthly and annual board meetings for several condominium projects under my supervision. Created both an Emergency Procedures Manual and Operations Manual for use in the residential portfolio.

Responsible for maintaining occupancy levels in the mid- to high-90’s.Conducted subsidized housing annual re-certification process with local housing authorities.Coordinated moves with new residents, maintenance and office staffs.Created and maintained on-site filing system and flow drawers.
