Asset manager for ROW DTLA, a historic campus across 32 acres in the Arts District of Downtown Los Angeles that has been redeveloped into a $1B mixed-use destination with retail, restaurant, and office space across 9 buildings and over 1.7 million square feet as well as a wholesale produce market with over 90 tenants.I lead and oversee all aspects of the asset including the operations, leasing, marketing, events, and accounting teams. Responsible for the long-term positioning of multiple real estate assets in our portfolio. This work included strategy, capital planning, financing, major lease negotiations, community and government relations, entitlements, JV partner relations, design and construction project management, and related corporate reporting. Successfully lead the entitlement efforts for two large redevelopment projects (one in San Francisco and on in Los Angeles County). Work involved heavy community and government outreach and multiple hearings to secure approvals.Representative ProjectsSan Francisco Centre – Overseeing the transformation of this 1.2M sf mixed-use asset in downtown San Francisco, I lead the process to convert approximately 100,000sf of space from retail to office, lease up of 300,000sf of office space, and remerchandise almost 1M sf of retail. Lead the entitlement effort for the project through significant community outreach and three public hearings culminating in a unanimous planning commission approval in 2019. Worked through restructuring a long-term lease with Nordstrom and renegotiation of a ground lease with the city of San Francisco.Valencia Town Center (Santa Clarita, CA) – Through multiple projects I lead the transformation of this underperforming 1M sf shopping center into a successful new retail and entertainment destination for the community. Work included a full center renovation, and a re-positioning of a vacant Sears store. Lead all entitlement efforts including extensive community and government outreach, defended the project against two adversarial parties and one formal appeal, and secured unanimous planning commission approval in January 2020. Lead lease negotiations with major tenants including Costco, a cinema operator and fitness center.

As project manager, I was responsible for all aspects projects from visioning through completion, design and construction, securing internal and external approvals, and on-time delivery. Representative projects includeBespoke (San Francisco, CA) – To address an underperforming area on the fourth floor of Westfield’s San Francisco Centre mall, we envisioned and created a profitable coworking and events business in approximately 40,000sf.As the project lead, I took project from vision to completion, overseeing all aspects of the project, responsible for the project economics, schedule, business agreements, leasing, funding, design, construction, and turnover to operations. The development exceeded its proforma budget, boosted the property’s value, received multiple awards, and seven years latter continues to rejuvenate this corner of Westfield’s iconic mall. Westfield US Headquarters (Century City, CA) – Managed all aspects of Westfield’s relocation into over 80,000sf of the iconic Century Plaza Towers in Century City. The new headquarters allowed the company to develop a modern, open connected workplace for its 550 employees infused with technology and reflective of the global Westfield brand.As the overall project lead, I was responsible for all aspects of planning, design, construction, landlord relations, and internal communications/change management. I negotiated and secured all approvals, and regularly presented project updates C-Suite Executives. The project was completed on time in 12 months, resulted in less than one business day of downtime, and won an award for interior design.Westfield Interior Design Group - I ran a small team responsible for rolling out interior design services for all of Westfield’s US Properties. Developed standardized systems for furniture design and procurement including a self-service platform for operating centers to order and select pre-arranged furniture settings for malls across the US at volume discounted pricing.

Provided physical and environmental due diligence in support of numerous property transactions, leases, financing, etc.Negotiated the final closure of longstanding environmental issues at two properties and oversaw environmental monitoring and compliance reporting at several properties across Westfield’s US portfolio.I lead a team of people responsible for issuing all of Westfield’s RFPs/RFQs for professional services, negotiating and signing associated contracts, processing accounts payables, and reporting project costs back to the business. During my tenure, we reduced the time to approve contracts and process invoices by threefold. Increased transparency to the business and developed project cost reporting tools to help project managers better manage costs for their projects.I successfully negotiated numerous claims against architects and engineering firms without resorting to litigation, and developed custom specialized contract agreements for specialized disciplines.

Prepared due diligence reports studying the feasibility of capital projects on campus specifically looking at site and utility constraints. Some notable project included a 130 acre master planned neighborhood development, a 200,000 sf research center, football stadium, parking structure improvements, and central plant expansions.Ran numerical models of campus utilities to identify problem areas and to identify the impacts of new projects on the network. Revised and updated models as projects developed. Made recommendations for capital improvements to infrastructure.

Was solely responsible for on-time and on-budget project completion.Designed, specified, and coordinated the construction of several air and water pollution control systems.
