Day-to-day oversight of maintenance teams, staffing, employee development, subcontractors, vendors, invoicing, ordering, material sourcing, payroll, and performance reviews.The primary focus is utilizing my construction and project management experience to provide cost-effective strategies and upgrades to maximize asset values while reducing operating expenses and maintaining positive cash flow performances.

Working as a Project Manager for Total Construction I am responsible for on-time completion of various types of tenant fit-out construction projects throughout the southeastern Pennsylvania region.Projects have ranged from full-scaled 100,000SF interior demolition to high-end commercial multi-story renovations; corporate offices; data centers; warehouse buildouts; & including new service work (Electric, Sewer, Water).Planning, scheduling, processing submittals, invoicing, controlling budget performances, monitoring progress, and keeping stakeholders informed the entire way of the project are some day-to-day responsibilities required to efficiently move out clients into their new business suites for operations. Being an effective communicator I have been able to connect with various subcontractors, vendors, & clients both on the job site and virtually to complete our work and have a seamless stream of communication.By asking a lot of questions and learning from the workaround I have been able to quickly gain valuable knowledge and continue to grow as a professional in this large industry.

Working at Total Construction Inc. I have been exposed to a large portion of the commercial general contracting industry in the Philadelphia Metropolitan area. Since Total Constructions Inception in 1972 they have managed and performed commercial, institutional, and historic construction work throughout the Delaware Valley.My role in here at TCI is to effectively manage and execute small to medium sized interior tenant fit-outs ranging from $30,000-$500,000 from inception to completion. Turning over suites that are ready for business operations the following day is something I take great pride in.Some other duties of mine include estimating fit-outs, compiling/ evaluating sub-contractor bids, typing up proposals, close-out documentation, and handling of all TCI`s project-specific permit documentation. Being exposed to various contractors and state regulatory agencies on a daily basis has improved vital skills in the development of my career such as organization, prioritizing, communication skills, and problem-solving.

The Calvitti brothers are exposing me to the world of HVAC. John Calvitti Company is a general contractor base out of the East Falls region of Philadelphia. We Work on Cooling tower applications such as complete tower installments, Fill change, Coatings, ordering parts, and along with PM (preventative maintenance). Our Vice President/ Co-Owner, Ed Calvitti then takes me out to the job sites to inspect cooling towers components that need to be replaced. After we gather pricing and information for each job we then begin to construct takeoffs for our clients through communication with our regional Vendors. Then we compose our quotes for the companies and send them out for their approval.

During the summer of 2017, as an employee of Richard Vitabile Architects, I supported Tanay & Associates with assistance to construction management services for Select Medical Corporation/ NovaCare Rehabilitation.Operating nationwide with over 1,800 locations of commercial physical therapy centers we specialized in providing construction management services for interior tenant fit-outs. The scope of work in which we dealt with included: Startups, Renovations, Remodeling, and Relocations to existing tenant spaces.My duties included Evaluating Bid Proposals, Executing Punch Lists, Preparing Permit Documents, Preparing Zoning/ Site and ADA Documents, Identifying Applicable Code Requirements, Gathering Local General Contractors to perform work, and Entering Project Information into Project Reporting Software.

The Pennsylvania Department of Transportation placed me on two jobs this summer as an Inspector to oversee and monitor the safety of Laborers working. Both which were bridge projects in the city of Scranton, Pennsylvania. Rockwell Avenue and the Harrison Avenue bridge projects the two projects I assisted other inspectors. Duties such as Rebar Counts, Figuring Quantities, Releasing Concrete, and Filling out FID`s (Field Inspector`s Diary) for each of these construction projects. Every Tuesday I would attend a progress meeting for the Harrison Ave. project and when applicable provide input to help the collaboration of the CM, Contractor, Engineer, and Other parties in attendance at these meetings.

Started as a dishwasher and eventually proved myself to be a very efficient worker which resulted in a promotion to the chef staff. Where I excelled operating the flat iron grill during intense dinner rushes. soon after I was put in charge of the outdoor patios grill to operate during weekends while golfers made their rounds. In the last summer of working, I was also put in charge of creating a weekly flatbread pizza to be featured on the menu.
