With over fifteen years of community relations and real estate development regulatory experience, Mr. Tracy provides clients valuable counsel on a variety of issues including community outreach, municipal relations, permitting, zoning, regulatory advocacy, and licensing. He assists clients in defining key issues and in navigating any municipal or community concerns over proposed commercial and residential real estate developments and projects. He supports clients with business before local and state government agencies in cutting through red tape and an often arduous approval process. Mr. Tracy helps clients identify and engage key stakeholders, opinion leaders, and other audiences for strategic outreach purposes; his experience in the public sector and roles under three mayors has provided relationships with key decision makers in agencies that are critical to the prospective clients.

---Manage the internal and external process for large scale real estate development throughout the City of Boston. Present in front of the BRA Board of Directors with a recommendation for approval after extensive community processes. ---Conduct Impact Advisory Group and Public Meetings in communities throughout Boston and act as a conduit for the public’s testimony to be given to the BRA Board and decision makers at the BRA. Facilitate discussion and activate dialogue between private developers and residents of the City. Also act as a conduit to deliver BRA messages to the communities that participate in these processes. ---Work across multi-agency issues that arise around proposed development and work with agencies to alleviate any concerns they may have around a project. ---Promoted from Project Manager to Senior Project Manager in September of 2015.

---Primary point of contact for Newton’s 85,000 residents for all constituent service requests on behalf of the Executive Office. ---Represent the Mayor on interdepartmental task forces and working groups to solve complex municipal issues. Including representing the Mayor on Newton’s working group preparations for the 2014 Boston Marathon.---Hold walk in meetings with residents; coordinate office hours and phone call meetings with residents and Mayor on multi agency services problems and requests, managed by myself.---Facilitate all claims with the City of Newton, oversee film and other special permit processes, staff the Mayor at events and handle correspondence for the Mayor’s Office.

---Mayor’s liaison to West Roxbury neighborhood and primary point of contact in the Mayor’s Office for constituents and elected officials.---Coordinate among city departments to deliver multi-agency services in response to constituents’ inquiries.---Facilitate public meetings to identify and resolve community needs by directing community process for the Zoning Board of Appeals, Boston Licensing Board, and transportation planning initiatives.---Lead strategic briefs for the Mayor on neighborhood issues, providing guidance on city policy ramifications in the community, and relay mayoral policy to constituents.---Represent the Mayor on community task forces charged with reviewing proposals for institutional, residential and commercial developments. ---Plan and execute events to maximize citizen participation in all aspects of city government, such as the annual Boston Shines citywide cleanup involving multiple service projects and hundreds of volunteers in West Roxbury.---Assist with emergency response, including securing temporary shelter for affected residents, coordinating translation assistance and connecting victims with additional city services. ---Create messaging strategy for neighborhood-related media inquiries in conjunction with the Press Office.---Organize annual holiday toy drive serving 5,000 families citywide.---Led a community effort, in conjunction with Area E5 Police, to erect traffic delineators on the busy and often dangerous main thoroughfare in West Roxbury to increase pedestrian safety; which has greatly increased pedestrian safety

---Served as legislative aide to then Representative Mike Rush (D-Boston)---Handled constituent requests while also helping prepare, research, file and execute legislative matters at the State House.---Attended community meetings, public hearings and forums on behalf of the Representative in Brookline and Boston.
