Responsibilities included taking projects through the City’s politically sensitive Uniform Land Use Review Procedure. Projects have included:* Flushing Commons – negotiated sale of 5.5 acre site in Flushing, Queens for $850 million mixed use development. Structured sale included penalties for non-compliance with agreed development plan and timelines.* Battery Maritime Building – managed negotiation of agreements for redevelopment of 140,000 sf historic ferry terminal into 70 room boutique hotel, 13,000 sf signature restaurant and lounge plus event space. Project financing included federal historic tax credits and a low cost construction loan.* Coney Island – lead negotiator of 10 year ground lease with new amusement park operator. Negotiated for lessee to assume majority environmental risk and upfront completion of infrastructure before partial reimbursement by City.* Brooklyn Army Terminal – negotiated 75 year term lease for 500,000 sf of space to be developed as new $250 million bioscience center. Representing EDC on development company’s Board of Directors.* Brooklyn Academy of Music – managed disposition of land for 350,000 sf residential, retail and community space development. Ensured maximization of revenue from external sources.* Broadway Plaza – negotiated disposition of land for 150,000 sf retail development. Worked with local community board and other elected officials to provide interim parking until construction commenced.
