Current clients include:• TD Bank, NA- Contracted as outsourced real estate manager to manage a total of 28 new store projects in New York, New England and Philadelphia/New jersey metro markets, resulting in 15 real estate committee approvals, 14 signed leases, 1 store u/c and 4 new store openings to date.• Metropolitan Properties- Hired to negotiate contracts and assist in the creation and development of pad site opportunities in existing shopping centers in metro New York. Currently have 2 sites under contract.

Promoted to Director in June 2007. Responsible for the planning and execution of all real estate related activities for the Northern Division (Mid-Atlantic/NY-NJ Metro/New England/Ohio Valley/Midwest regions) plus Puerto Rico and USVI. Duties included managing department G&A budget, delivering new store growth program in accordance with strategic objectives and capital budget, reducing excess property and lease liability inventory with a positive contribution over basis, managing and providing strategic direction for 2-3 Real Estate Managers and office support staff and developing and promoting new value creating initiatives within the real estate group. Strategically aligned with operational leadership team to provide support on critical asset management issues and strategy for over 700 existing stores including competitive activity and impacts. As Director, oversaw the successful opening of 25 new stores and 2 relocations as well as the sale of excess property totaling over $114MM and the termination of leasehold liability inventory totaling approximately $160MM, both delivering a positive contribution over the basis.

Responsible for the day to day management of real estate development within the Mid-Atlantic division, from the strategic site selection process through acquisition and preparation for construction of 130,000 sf home improvement store. Responsibilities included developing market strategies to determine the optimal deployment into new markets as well as the optimal coverage in existing markets to complement the current deployment, working with network of brokers and developers to identify new store opportunities, overseeing the preparation and submission of deal summaries and pro forma ROI to Executive Real Estate Committee for approval, negotiating purchase contracts, leases and other operating agreements, securing all governmental permits and approvals, managing store delivery to ensure new stores open in budgeted quarter and within capital budget projections. Personally delivered 28 new stores from 2003 through 2007, contributing over $750MM in top line sales to the company. Promoted to Sr. Real Estate Manager 1/2005.

Delivered new store growth program for Delaware Valley market leader, Acme Markets. Responsible for initial site selection and analysis, ROI/pro forma preparation, lease and purchase contract negotiations for prototype 67,000 sf combination stores, securing internal approvals from corporate Real Estate Committee, obtaining Land Development approvals from applicable governmental agencies and managing projects through the construction phase to ensure stores open on time and within budget. Managed and developed two Real Estate Managers, personally delivered 30 new projects (4-6 per year), including new stores, replacements and expansions.

Reported to Divisional VP of leading luxury homebuilder, responsible for all land acquisition and residential subdivision approval activities for Toll's Southern Division. Responsibilities included analysis of market feasibility and zoning, site suitability and cost estimation, preparation of financial pro forma as well as negotiating purchase contracts with sellers and securing state and local governmental approvals.

Performed site location analysis for new 48,000 sf Pathmark Supercenters. Responsible for projecting share of market and sales volumes, defining primary trade area and market potential and identifying competition. Assisted in developing company's long term strategy for new store growth by analyzing customer surveys, in addition to demographic, housing and employment trends, to target under penetrated markets and growth areas.
