About Chuck Horton

He is responsible for the creation, implementation, and support of all internal systems.Previously, Chuck served as CTO of Hware LLC., a software development company that architected, built, delivered, and supported custom software applications for the heavy construction industry. During his time at Hware LLC., he led the creation of GEMS (General Engineering Management System) and Time Master (Real-Time Mobile Time Tracking system) for some of the top heavy construction companies in Northern California.Earlier in his career, Chuck was hired to design and lead the REIS (Real Estate Information System) project for Safeway Inc. where he built a large team of programmers, engineers, systems architects, operation managers, financial analysts, attorneys, paralegals, and more. This system operated for 19 years, which was the basis for over 2 billion dollars of real estate transactions for Safeway.Over the years, Chuck has built 25 commercial software applications in 18 different programming languages for public and private enterprises.In addition, he has served on the board of directors for the non-profit, Sierra Forever Families as an officer for eight years. He held the title of board president for two years where he successfully led the succession of the long-term executive director during the great recession.

    As the sole proprietor of Hware, a software company and business and technology consulting agency, I architected and built the following:GEMS - General Engineering Management System, a 5 part software system for 150 employee heavy construction company.REISME - (For Safeway Inc.) Safeway Real Estate Information System Millennium. The successor to REIS, a software management system for Safeway's real estate holdings. REISME performed valuations by projecting 20 year cash flows and present valuations into current dollars. Approximately, $800,000,000 of real estate transactions went through this system. REIS Budget - I designed and built a software system that managed all of Safeway's Real Estate properties.Project Director for the Safeway Real Estate Project - I oversaw the replacement of all real estate systems for Safeway Inc. From design, procurement, project management, accounting, capital management, property management, reporting, valuation, and more. NCRE - Safeway Non Core Real Estate System, a system for tracking the construction of strip centers, leasing of the spaces, the selling of the leased strip centers, and the recapitalizations for future strip centers for Safeway real estate. It managed 400 million dollars of transactions a year. Real Estate Magic - A CRM desktop app for a real estate client. Job Tracker - A job tracking system for a 50 employee General Engineering company. Job Tracker tracks all jobs, bids, usas, subs, sub contracts, revenue, expense, bidding status, and reporting.
