Responsible for evaluating the business plan at different parts of the development process at it relates to evolving socioeconomic environment. Specifically, creating different financial models to assist in high-level business decisions. As well as supporting in the preparation of offering memorandums for potential development deals to different equity partners. In charge of obtaining building permits & taking projects through the entire construction process to secure certificate of occupancies (C of O). This includes but is not limited to: bidding out work, submitting RFIs to engineers & architects, & creating critical path schedules.

Working alongside the managing directors of this firm to implement a growth strategy. Accordingly, I am in charge of automating and updating our current pro forma we use to evaluate deals. This includes but is not limited to adding sensitivity analyses, implementing dynamic formulas to calculate projected construction loan interest based on draw schedules, & evaluating the appropriateness of refinancing loans. Apart from excel work I also aid the company in the RTI process, supervise construction progress, tour potential acquisition sites, and meet with potential retail leasing brokers.

Responsible for evaluating potential development deals through the utilization of financial modeling. Specifically, looking at deals based on the following key metrics: return on cost, equity multiple, and internal rate of return. In addition, tasked with identifying key markets primed for investments by evaluating demographics, and conducting rent surveys. Lastly, tasked with putting together marketing information to show to financial institutions, as well as equity partners.

Worked alongside Gelt's acquisition team. Was in charge of piecing together potential deals for the company to acquire. This included conducting comprehensive market analyses to evaluate the appropriateness of investment in select markets across the United States. This research included conducting/studying: market rent surveys, cap rates, absorption rates, & demographic trends. After compiling this research I would underwrite the deal and pay attention to key metrics such as cash on cash return, internal rate of return, and equity multiples.
