M&E- Provide comprehensive day to day management in every aspect of Building Repair & Maintenance - Handle periodic maintenance works: cleaning of grease trap, re-waterproofing rooftop,Fire Safety and Protection- Implementing, supervise and monitor Preventive Maintenance Program to all Building Fire Safety System including the fire alarm/sprinkler system, smoke detector system, fire panel and CCTV system- Conduct fire drills to all residents of the retail property biannually - Run test of Fire Protection System and submit renewal for Fire Certificate - Ensure works by contractors, vendors comply with Fire Safety Code.Site Manager during upgrading process of the building- Collaborate with various parties including managing agent, contractors, architects, structural engineers to facilitate a building upgrading program (lift upgrading, escalator replacement, air-con & lighting upgrading, facade revamping) - Prepare and submit proposals, tenders and bids under instructions of the Council - Draft, monitor and report budget and expenditures to the Council- Prepare and present weekly and monthly management/maintenance report @ meetings- Liaise with local authority in Singapore (BCA, LTA, NEA, SCDF) as and when necessaryLeasing of common properties (booths along passageway, ATM @ building corners, advertising areas on the facade) - Advertise leasable areas on internet and newspaper- Liaise with prospective tenant representative, negotiate and facilitate fit-out program- Collect rent on behalf of the Management - Build good rapport with unit owners, building occupants, owner representative.

Manage multiple project including condominiums, shopping mall and industrial building - Responsible for overall operation of the assigned project by conduct regular inspections, appoint contractors and technician to attend to defects, supervise and monitor site staffs performance- Plan and implement preventive and corrective maintenance program for each site - Handle renewal of term contracts, upkeep contractual records and negotiate with vendors/contractors on ad-hoc work for best value - Recommend initiatives to the Council to increase income and reduce costs- Prepare weekly/monthly report of building repair & maintenance works- Prepare annual operating and capital budget
