• Planning appraisals of sites to assess the suitability to provide both immediate and strategic residential development opportunities for the company; • Taking the lead role in obtaining planning permission for major residential schemes by managing sites during the planning process. This involves the initial appointment of architects and other consultants to produce the required application material, pre-application meetings with Planning Officers, management of the appointed planning consultants to achieve a successful outcome and problem-solving throughout the application; • Monitoring of Councils’ emerging development plans for our core business areas, overseeing the drafting and submission of representations to support our business interests in a given administrative area; • Monitoring Councils’ 5 Year Housing Supply positions and advising Directors of potential opportunities within areas of identified or emerging shortfall; • Negotiation of planning obligations and management of solicitors to produce the required Section 106 Agreement; • Liaising with landowners to bring sites forward and negotiating Promotion Agreements and Section 106 Agreements; • Advising prospective site purchasers on planning matter

• Project management of application submissions through the management of architects, specialist consultants and budgets; • Preparation of supporting documents including Planning, Heritage & Design & Access Statements;• Management and negotiation of planning applications, including Section 106 Agreements, through the planning process; • Local Plan representations; • Preparation and submission of Pre-Applications and requests for Screening Opinions to Councils; • Attending committees (including speaking on behalf of clients at Planning Committees), meetings with clients and Councils, and community engagement events;Monitoring the progression of emerging and current legislation, policies and plans, including the application of case law;Preparation of Appeals and Costs Statements; .
