Responsible for management and reporting of 5000 multifamily tax credit residential units and 115,000 square feet commercial space throughout the Sacramento and Bay Area. Same store NOI 3% increase year over year. Review acquisition and new developments for functionality, marketability and financial stability/debt coverage for loan conversion. Coordinate upgrades and integration of software systems, web-site and marketing sources. Developed and implement consistent policy procedures, training and achievable goals with incentive programs for a team of 200 employees. Maintain and improve vendor relations and company purchasing price point. Create a tax credit compliance department with training, policy and electronic documents to insure compliance with overseeing agencies. Direct oversight of Non-Profit coordination of resident services included by not limited to: afterschool program, art/music enrichment, lunch programs, senior programming, and employment development programs. Develop relationships with local and state governmental agencies to improve industry/government cooperation and compliance.

Directly responsible for recruitment, employee training, staff development and disciplinary action of 85 staff members and management of 2800 residential units throughout the Sacramento and Bay Area. Arrange all aspects of the property curb appeal, maintenance, and renovation/rehab budgeting and implementation. Coordinate and maintain vendor relations. Instrumental involvement in tax credit rehab acquisition of 1600 units. Actively participated and provided oversight of a senior lease-up tax credit community in Hayward. Incorporate available grants money with community building agenda. Solution oriented problem resolution with all customers, vendor and residents.

Directly responsible for implemented stringent qualifying criteria at a challenged property to successfully transition the resident profile. Efforts directly methodized with the Sacramento Police to reduce crime/incidents on the property by 75%. Incorporated resident services, resident events and after school programs with community outreach efforts to enhance the desirability of the neighborhood. Implemented budget control measures and increased revenue generation through consistent practices to create positive cash flow allowing for a six million dollar renovation. Arranged rehab bid process, scope of work and vendor selection. Recruited, trained, and stabilized a team of 15 employees who continually received recognition for performing their duties above and beyond the call. Additional responsibilities included assisting with multi-site management during employment vacancies. Field Trainer for the Sacramento and Reno region duties included teaching company course material, and performing due-diligence review for new acquisitions.
