My latest role took me to the vendor side of property management upon being recruited heavily by the owners of Beach Landscaping. A second generation, family-owned business for more than 20 years, Beach Landscaping hired me to help expand their 1.2-million-dollar maintenance operation to a 5-million-dollar maintenance contractor and hardscape project installer. Owners Andy and Matt trusted me to learn the industry in order to help grow their company through a multidimensional role of sales rep, hardscape/landscape designer, and project manager. Relying on professional experience and seeking out industry specific training allowed me to be successful quickly. New skills were obtained during my tenure which include the technical side of outdoor construction, water drainage, irrigation, and material estimation all while relying on professional habits of driving project sales, navigating client expectations, material purchasing, personnel leadership, and vendor management. Ultimately, it became apparent my passion for property management made it an easy decision to leave Beach Landscaping in order to return to the industry I’ve grown to know and love. A phase out of responsibilities lasted seven weeks as current leads were closed and previously sold projects were completed.

A great point of pride in my career was being the licensed Property Manager for the fee managed property of The Lively at Carolina Forest. The 305-unit, class A property never “got off the ground” in the 2.5 prior to my leadership takeover during the height of the COVID-19 pandemic. With an inherited occupancy of 88%, we were understaffed, battling unruly residents, and struggling with excessive bad debt. By developing a strategic approach, we were able to reach an occupancy of 98% within the first three months. As of June of 2021 we reached 99.9% occupancy for the first time in the history of the community and were 100% pre-leased three months out. Both key indicators remained in place for the remainder of my tenure at the property.The SC Stay / ERAP programs worked with us and residents in order to collect over $280,000 in assistance to avoid mass evictions due to back rent caused by the pandemic. Another point of pride was being able to beat my first full year budget of $2.7 million by $240,000 of controllable expenses.The main factors to the successful turnaround were being proactively communicative with the residents, staff, prospective residents, and ownership while relying heavily on servant and situational leadership techniques to set clear expectations for all. Doing so enabled us to fix the vacancy issues, tackle residents issues, and clean-up the property therefore allowing us to increase retention all while significantly increasing renewal rates.The sudden success afforded the opportunity for the owners to market and sell the property in June 2022. My greatest achievement at The Lively was building the best team of maintenance and leasing professionals I have had the pleasure to be part of. This was done by evaluating the current staff, strategic hiring of new staff, setting clear expectations on what it will take to turn the property around, and most importantly following through.

My last professional role in Pittsburgh made me responsible for all daily operations of One Chatham Center in downtown Pittsburgh; a mixed-use class C property being renovated to class A while still in commercial operation. Originally hired to manage residential lease-up, continue current commercial operations, and provide coordination for apartment construction, I quickly became responsible for the 54-million-dollar renovation project while continuing my current duties. This left me with a staff of seven Union 66 Operating Engineers, six to seven around the clock security staff, two leasing consultants, two janitorial porters, and 40-100+ Union and non-union contractors on a daily basis.Professional responsibilities included working closely with overlapping operations of a 400 room Marriott hotel, 180 unit condo building (Chatham Tower), 20 story commercial office building (Two Chatham Center), and a 2,200 space public parking garage. While each day contributed towards the greatest professional challenge for me thus far my outlook remained focused on the positive which allowed me to thrive in the controlled chaos of property management.As renovation construction came to a close in the winter of 2020 the focus transitioned towards strategizing, staffing, marketing, and lease-up of 174 class A residential apartments and approximately 100,000 sqft of commercial space. Of course, the COVID-19 pandemic would forever alter my professional and personal directions. Working remote afforded me the opportunity to do so from South Carolina. As the weeks and months progressed, Pennsylvania could not provide clear timelines to when we would complete final inspections in order to open our new community. With this opportunity, notice was given that this would be my last project in Pittsburgh and began to start a transition by interviewing, hiring, and training my replacement.
