I make money for my partners and investors, and I’ve done that for 28 years.WHAT I DO FOR LANDOWNERS – I work with landowners who have reached a milestone in their lives and are ready to cash in their family land assets. I contract with the owner to buy their property. I fund and manage the entitlement process to zone the property for development. Then we close on the property. This method allows the landowner to achieve a higher sales price than possible if they sell the property without zoning. In many cases, I help landowners convert their property into a residual income stream using a 1031 tax-deferred exchange and a commercial income replacement property. I have helped many people achieve and enjoy financial freedom during their retirement years using this method. WHAT I DO AS A DEVELOPER – I am building my legacy with each neighborhood, so I thoughtfully develop properties and focus on every detail so that everyone associated with the development can be proud when it is complete. I work hard to create site plans that work with the land and not against it. I build beautiful entry features, recreation sites, and I thoughtfully design the lots to conserve as much open space as possible.
