Paralegal - Disclosure Statements (Real Estate Development)

I worked in the in-house legal department at Polygon Homes Ltd. supporting two lawyers and I was responsible for managing, drafting and filing compliant disclosure statements and amendments according to the Real Estate Development Marking Act and Strata Property Act. I also updated litigation summaries, drafted settlement agreements, correspondence, and researched various litigation issues.Other responsibilities and attributes included:- collect, coordinate and analyze large volumes of data from senior development, construction, sales, and customer service professionals.- liaise with external legal counsel, property managers and members of the Superintendent of Real Estate.- familiar with the Real Estate Development Marketing Act and Strata Property Act.- familiar with FINTRAC compliance and review and update office policy manuals to maintain compliance.- track all information and deadlines for all disclosure statements and amendments.- facilitate meetings with senior staff to keep the flow of information on track.- work with strata property budgets helping to identify possible deficiencies.- draft leases and legal charge summaries.- review and analyze leases, contracts, purchase agreements, ground leases, covenants, statutory rights of way, easements, shared use, cost and operating easement agreements, and other agreements including other charges on title particular to new developments.- proven ability to prioritize multiple assignments.- critical thinking skills with a high level of initiative and problem solving skills.- research case law and legislation and draft legal memorandum applicable to various real estate development issues.- work with Land Title and Survey Authority (LTSA) documents.- review city zoning and bylaws, developer's agreements, technical drawings such as strata plans.- review for accuracy Form V, Form P, preliminary strata plans, Form Y - bylaws, and Form J - rental disclosure statements. - create and maintain filing systems.
