Kāinga Ora is New Zealand’s largest homebuilder, building residential homes for social housing as well assale to the private market. In my role as a Development Manager at Kāinga Ora I manageddevelopments with a value up to $165M. I undertook detailed feasibility studies and due diligence on thedevelopment sites. Providing the feasibility studies met specific financial metrics I then engaged andmanaged a team of design and planning consultants to complete the design and obtain Resource andBuilding consents with the respective local Councils. I then tendered the construction works andnegotiated cost/time/risk with the preferred contractor, signing them up under a 3910 contract to buildthe developments. During construction, I kept an overview of the project budget, programme andvariations providing guidance to the Project Manager who managed the day-to-day running of theprojects.

At Challenge Steel I managed the design, procurement and installation of several large structural steel projects in Christchurch, the largest being 1500 ton. This was a very interesting role due to a complex procurement model with the main supplier/fabricator being located in China. This presented a number of unique challenges including a language barrier and a 30-day shipping duration for the fabricated steel to arrive in New Zealand. Every day provided a new problem to solve which I enjoyed, and the role forced me to grow as a project manager and learn new skills. The project team was large and included engineers, 3D modelers, fabricators, quality assurance specialists and steel erectors. I employed a teamwork-based approach to solving problems and often held workshops with the whole project team, especially early in the design phase. This resulted in many potential problems being prevented altogether before they could affect the project. In this role I spent more time on site than in my previous client-side PM roles and I gained a valuable in-depth knowledge of construction sequencing, processes and materials.

In this role I was head of operations on a national scale which involved scheduling/Job allocation as well as ensuring efficient supply chain management. Other aspects included procurement, quality control, building client relationships, human resources management and delegation of workload to subordinate staff. In this role I was able to increase core profitability from 9% to 27%.
