Prepare detailed estimates for the project based on the construction drawings and specifications. Communicate bids and scopes of work.Serve as liaison with subcontractors, design team (architects, engineers, consultants) and client. Point of contact for managing assigned trade subcontractors and distributing information. Support constructibility reviews through communication with the project team, designers, and subcontractor market. Develop a value analysis study by defining alternatives to the proposed scope that are more cost-efficient. Coordinate with Operations staff and fellow estimators to ensure that General Conditions and General Requirement items are properly addressed in the estimate. Prepare scope requisitions for assigned trades as required; coordinate with project team to eliminate scope gaps and overlaps.

Have a comprehensive working knowledge and understand contract documents. Ensure strict adherence to safety, ethics and compliance requirements at all times. Establish and maintain procedures with the design professionals, consultants, owner and subcontractors for information flow, approvals, meetings, reporting, and applications for payment.Work with Preconstruction, Estimating and Purchasing representatives in development of Guaranteed Maximum Price (GMP) or initial project budget. Conduct thorough construction document reviews and examine all documents for constructability and Quality Assurance/Quality Control (QA/QC). Bring all concerns to the attention of the appropriate design professional for resolution. Schedule, conduct, and document all job meetings, owner-architect and coordination meetings. Manage the subcontract change order process including review of subcontractor estimates, negotiate change orders, obtain required owner approvals and preparation of subcontract change orders. Manage project close-out, including securing warranties, guarantees, and acceptance of work, subcontract and vendor close, final payment and records retention.
