Responsible for ground up construction activities of assigned client owned on your lot fully custom single family homes throughout northern Virginia, primarily in the McLean and Arlington markets. Homes under my control average between 6,500-10,000+ SF with price points of 2M+. Pre-construction duties include collaboration between the design, purchasing teams, and clients; attending pre-construction meetings with Fairfax and Arlington county site inspectors and arborists; managing the installation of required site control devices for storm water and environmental compliance within the requirements of the approved site plan; and management of the demolition of an existing home on the lot from start to final inspection to transition to the construction phase.Construction duties include managing the day to day operations of each assigned project, averaging 5-10 active projects at a time; creating and managing project schedules using BuildPro scheduling software; managing all job site activities for design compliance, quality and overall job safety; ensure all materials are ordered and arrive on time; monitoring all SWPPP requirements and interacting with local site inspectors; monitor and manage project budgets; interact with county building inspectors; and constant communication with the client on a weekly basis. Administrative duties include managing the company wide tracking and ordering of select materials across all Monarch projects in collaboration with the construction team. Directly responsible for the complete design, buildout, implementation, training and ongoing administration of Buildpro scheduling software customized to the company’s specific needs to improve efficiency, and create a bridge between the field and office personnel.

Responsible for ground up construction at assigned community of luxury homes from foundation to settlement ranging in value from $400,000-$1.8 million, averaging 5-15 homes at a time with varying levels of customization, 2-4 closings per month, 1-3 communities at a time. Duties included developing and managing construction schedules per lot using buildpro scheduling software; material ordering and managing deliveries and vendors; ordering house stakeouts, wall checks, and surveys; scheduling of all required inspections from footing to use and occupancy; pre construction, pre drywall, and pre settlement/new home orientations with home buyers; safety inspections and OSHA/MOSH compliance; SWPPP compliance and job cleanliness; quality assurance inspections and managing trade partner compliance; model home maintenance and conversions once community is sold out; permit and plan resolution with county permitting officials; warranty claims management, collaboration with customer care/warranty team, and homeowner conflict resolution using claim tracking software; weekly homeowner calls to homes in backlog to provide status updates and answering buyer questions, and daily collaboration with sales manager regarding options and questions from potential buyers to help close the sale.

Met with property/business owners and property managers to inspect damage caused by fire, water, wind etc.; prepared accurate scope of work for repairs to the damaged property using Xactimate estimating software; submitted scope of work to claims adjuster with policy holder’s insurance company for approval, either through a managed repair program/3rd party such as Contractor Connection or directly to the assigned claims adjuster, while remaining in compliance with the respective insurance company’s procedures and guidelines; presented and sold approved jobs, to include meeting with customer to go over the estimate, the process of repairs, and obtain work authorization. Through the entire process, responsible for updating and maintaining internal company database and any other applicable databases for 3rd parties, such as Xactanalysis.MHIC licensed salesperson.

Responsible for scheduling and inspecting homes damaged by fire, water, ice/snow damage, etc; developed scope of work and prepared estimates using Xactimate estimating software; negotiated estimates with insurance companies and presented and sold proposals to homeowners; produced sold jobs to meet the agreed upon scope, budget, and quality.

Worked at the commercial sales desk (now called pro sales) and interacted with contractors and homeowners to answer questions, vend products and services, prepare and place special orders, and sell/coordinate installed sales for homeowners and contractors.
