My work included the submission of over… Show more During my time at John Stanley, where I worked for over two years, my roles and responsibilities included the project management of a new construction building, an acquisition/rehab project, multiple pre-development projects, and the asset management of multi-family housing across the United States. I was project manager on a 50-unit new construction multifamily housing project for low-income and homeless seniors, located in Southern California. My work included the submission of over 17 hard and soft cost draws to private and public funding agencies, resulting in millions of funds released to contractors and project consultants. Additionally, I applied for and closed on over $4.5 million in additional sources of soft debt and tax-exempt bonds to help cover increased project costs. As project manager, I also coordinated with the General Contractor and several project consultants to help move project deliverables forward, such as permitting, utility services, CASp review, and pre-leasing of units for low-income and homeless households. Other affordable housing development projects I have worked on include the submission of applications for financing and subsidy to housing agencies for the funding of new construction projects in Florida, Texas, and a rehab project in Michigan. This includes the successful award of 22 Project Based Vouchers for a 65-unit multifamily project in Texas. Asset Management responsibilities include the continuous monitoring of multifamily low-income housing properties all over the United States. This includes the weekly review of rent rolls, delinquency reports, and aging payables, along with monthly reports that include the balance sheet, income and operations. I have worked with the property managers to make sure vacant units are turned, leased up in a timely manner, each project remains at a stabilized occupancy, and expenses don’t exceed their annual budget. We collectively monitored a portfolio of over 140 assets, with $223 million of investment by the City of Detroit. The sources of investment came primarily from four U.S. Department of Housing and Urban Development programs: the HOME Investment Partnerships Program, Community Development Block Grant Program, Neighborhood Stabilization Program and Section 108 Loan Guarantee Program. My team and I worked successfully with various public and private partners to upgrade the performance of fourteen underperforming multifamily and scattered-site single-family housing projects. The City of Detroit’s existing investments were restructured, allowing each project to transfer ownership, take on new sources of debt and equity, and undergo substantial rehabilitation.
