• Manage the daily preventative maintenance and rehabilitation process of a residential community consisting of 400 apartments.• Complete maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, pool operations, etc.).• Prepare vacant apartments for occupancy, including, walking, scheduling, and approving all work to be completed by vendors/contractors.• Maintain (clean, orderly, and working in conditions) all amenity areas (e.g., pools, compactors, exercising room, parking lot, etc.).• Respond and resolve emergency maintenance requests for after business hours calls (weeknights, weekends, and holidays).• Keep the maintenance shop clean and organized; maintain adequate stock/inventory of parts for equipment, appliances, etc.• Complete and maintain maintenance-related records and reports (logbooks, work order requests, external contractors, budget, administrative paperwork, etc.).• Meet with community manager several times throughout the week to discuss all site related concerns, issues projects, and construction related goals.• Manage community inspections – life safety, pool, lighting, etc.• Report all community safety concerns and/or potential liability to the community manager and/or regional manager.

• Assisted with basic repairs and other general maintenance duties.• Maintained clean, orderly, and in working conditions of all amenity area (e.g. community grounds, buildings, trash compactors, etc.) while completing maintenance-related work orders, timely.• Communicated with the Maintenance Team Supervisor regarding problems with maintenance or curb appeal requiring further attention.• Advised supervisor of items needing additional attention in apartments; i.e. ripped carpet, torn linoleum, window or door repair, etc.• Provided assistants with apartment turnovers as directed.• Responded and resolved emergency maintenance requests for after business hours calls (weeknights, weekends, and holidays), according to the company’s policies and procedures.• Contributed to resident satisfaction by ensuring customer’s expectations were met or exceeded.• Participated in and attended all required in-service training sessions by ensuring an understanding and compliance with all policies and procedures.
