• Completed the development of a 75 lot New Custom Home subdivision. The Reserve is a fully secured and gated community. The private subdivision is located on an 18-hole semiprivate golf course and features a beautifully built model garden home overlooking one of the courses many lakes. All city services are up and running. Current average garden home 385k, custom homes range from 325k - 550k.• Golf Course project started with 90 or so members, 753 head irrigation system with 1/3 of the system unidentified and nonfunctioning, and operated bar and restaurant with inventory, storage, procedural, profit and staffing concerns. • Today the course enjoys a 600 + membership, which is closed to new membership on March 1st of each year. It also maintains a fully trained staff in all departments which includes a GM, AGM, Bookkeeper, managers, trainers, and over-all dependable employees who understand that doing your job means "getting the job done in a professional and timely manner". The irrigation system is fully functional and can be controlled from a radio or smart phone. Two new lakes have been completed, one of which can serve as a backup or primary irrigation water supply. • This project involved negotiating and working with a Political Subdivision board of directors, the US Air Force, TCEQ, and many other private, city, state, and federal agencies.• Assessed local Bank value in 2010 = 1.2m golf course, Development = 1.75m, Total 2.95mConservative Appraised value in 2015 = 2.2m golf course, Development = 3.1m, Total 5.3m
