Retail Development · Responsible for the buildout of the new retail development projects· Worked in coordination with Real Estate and Architectural Project managers to deliver a project the met/exceeded Tesla's standards.· Helped prepare reports, specifications, technical analysis and details to fully define the design requirements, equipment and services required.· Offered guidance within engineering design/CAD drawings to produce layouts, details, schedules, and list of materials needed for the individual sites· Took survey of facilities to identify risk/problems before design and construction started· Reviewed and negotiated contracts with Vendors and general contractors· Provided overall site management, coordination and planning of my individual projects.· Tracked all resources that were procured for the project site and ensured on-time delivery of those items· Ensured proper communication to any party involved and informed them of any project changes· Supported our contractor's work to ensure they were able to meet their demands and produce at a high performance level.· Supported Regional Manager's role along with additional team support as needed.

Directed timely kickoff-to-completion management of 10 tenant improvement and existing building renovationprojects as key member of design, planning, and facility teams for City College of San Francisco (CCSF) and SanJose State University (SJSU). Significant contributions:• Oversight of up to 6 concurrent, complex projects from project initiation through close-out.• Effective leadership of 10–15 vendors, subcontractors, and consultants, and supervision ofconstruction activities and all associated resources.• Establishment of collaborative partnerships with designers, user groups, other relevantstakeholders that optimized aesthetic and quality of, and client satisfaction with final projects.

Ensured consistent on-time, within-budget completion of high volume of concurrent, complex projects thatranged from large residential structures to large high-profile commercial buildings via the provision of:• Coordination, design of building components to facilitate effective integration of multiple systems.• Efficient leadership of meetings from kickoff to weekly production and operational meetings.• Critical support to 20+ engineers, contractors, architects, other relevant stakeholders, includingperformance of site inspections, creation of quality reports, risk assessments, and status updates.• Establishment of productive partnerships with manufacturers, vendors that supported opencommunication with regard to latest products and product/system information.

Provided project management (PM) and quality control (QC) for 6–10 concurrent system installations and 40–50 installation professionals, consistently exceeding required QC standards. Contributions include:• Met with manufacturers of current systems to ensure timely service updates; participated inproject coordination meetings and restructured schedules as needed to keep projects on time.• Provided design advice and answers for 10–20 RFIs per week; read, interpreted, and createddrawings and specifications for current and new work, and calculated change orders as needed.

Ensured consistent on-time, within-budget completion of high volume of concurrent, complex projects andsystems to facilitate construction of large residential structures and large high-profile commercial buildings.Led meetings and provided support to 20+ engineers, contractors, architects, and other relevant stakeholders.

Reporting directly to Structural Engineer/Principal of start-up, provided calculations, CAD drawings for smallcommercial and residential structures, and administrative and small-scale marketing support for company.

Learned the program RAM. Used this program to design and analyze various forms of buildings. I performed calculations on seismic controlled buildings, designed connections, identified and corrected field calculations, helped design concrete and masonry walls, and designed the steel framing for a storage facility.

Performed structural calculations, structural/construction drawings, met with clients, performed site visits, wrote up reports, and discussed issues clients might have had based on their project. The subjects I dealt with are wood, steel, and concrete structures on top of many miscellaneous projects including rehabilitation and photovoltaic projects. I also performed forensic investigations on various types of buildings.
