Responsible for the development and oversight of budgets, programs, staffing, and procurement of all contracts such as janitorial, metal & marble, security, elevators, HVAC, carting services etc. while integrating facility operations leading up to opening day of the Farley Building, the former 1912 James A. Farley Post Office. Participating daily with the construction and engineering teams to test, commission and accept turnover of equipment, attic stock, warranties, and submittals. Site is undergoing a complete transformation to become a New York City's best-in-class creative office hub featuring 740,000 square feet of office space, 120,000 square feet of curated retail and new majestic train hall with over one acre of skylights on top of one of the busiest transportation hub in the country with nearly every NYC subway line, Amtrak, LIRR and NJ Transit directly accessible from the building.

Responsible for the development and oversight of budgets, programs, projects and protocols for integrating facility management and operations for 59 libraries throughout Brooklyn, with main office at Grand Army Plaza. Participated in a large-scale renovation of this facility and others while integrating a central Honeywell building management system with a dashboard of all libraries for remote temperature monitoring. Created seven regions with dedicated maintenance technicians assigned to each region and two floats, rotating once a year for cross-training. Inventoried all lighting, elevators, roofs, and HVAC equipment etc. to solicit maintenance contracts and establish capital budget.

Engineering ManagerResponsible for the development and oversight of programs and protocols for integrating the planning, design, project management and operations functions for 1.6MM SF 388 Greenwich Street, 976M SF 390 Greenwich Street, and 1MM SF 111 Wall Street and supervising 25 electricians and 35 engineers comprised of Class A office, with 90M SF data center 100M SF trading and technology.

Responsible for developing and maintaining relationships with the prospective client while supervising five engineers at MasterCard’s Worldwide Head Quarters consisting of 480,000 Sq.Ft. situated on 48 acres in Purchase NY. My responsibilities include maintaining the critical operation of the Data Centers, Capital Projects, Energy Rates/Usage, Preventive Maintenance, Sustainability Initiatives, and managing the day to day operations. By implementing my experiences and ideals and methodology to the facility operations, while using the Servidyne system, we were able to lower the Annual Utility Cost from $5.00 per Sq/Ft to $4.00 per Sq/Ft qualifying for Energy Star.

Oversee the Mix-Used facility operations within the North East Region, which consisted of several million square feet of commercial retail and office space.  Responsibilities included working with the development team on several new ground-up projects. Commissioning equipment and ensuring smooth transition from development to property management.  Perform labor analysis for the region and staff accordingly.

Manage and implement the business model of incorporating an Operations and Maintenance division by soliciting new and existing clients while oversee the profit/loss for this new venture. Within a year, the company grew into a $1MM company with over 14 operating engineers employed managing several million square feet of commercial space. The department was acquired by a larger real estate management company after the first year.
