The program for Fábrica Lofts includes one-, two- and three-bedroom units at up to 30%, 60% and 80% of area median income (AMI).

Responded to the lack of mixed-income housing in the area by creating 16 units of affordable housing at up to 30% of AMI, 67 units at up to 60% of AMI, and 19 units of Workforce Housing at 61-80% of AMI. The redevelopment of 60 King saved an historic asset, remediated a contaminated “Brownfields” site, and reconnected this isolated building to the rest of the Olneyville neighborhood.60 King was a finalist for Affordable Housing Finance’s 2019 Readers’ Choice Awards.Refinance of Countryside Village – Marlborough, MAStatus: Closed in 2015Refinanced existing 118-unit project in Marlborough, Mass using a ten-year, $14 million Fannie Mae first mortgage supported by the property's renewed HUD Section 8 contract. Glenark Mills/Oaks – Woonsocket, RIStatus: Completed in 2014http://www.trinityfinancial.com/portofolio/glenark-mills-glenark-oaks/$14-million redevelopment of two existing, occupied apartment buildings with a total of 89 affordable units in Woonsocket, Rhode Island. Leveraged 4% LIHTC equity and Federal Historic Tax Credit equity. Expanded Trinity’s network in Rhode Island by identifying and teaming with a local architect and general contractor that were new to the firm.

• Recruited and certified more than 200 artists from across New England to lease live/work spaces specifically designed for artists at Trinity’s Appleton Mills project in Lowell, Massachusetts. • Led a 20-person working group to develop a technically feasible and economically viable plan to expand a historic trolley line in downtown Lowell; received $3 million in federal transportation grant funding to further advance the project's engineering and design.

• Prepared and managed Strategic Action Plans (five-year plans to guide investment and revitalization) for public-private partnerships in downtown Sacramento and Stockton, California. Developed a cohesive set of maps, graphics and 100 policies and actions that catalyzed new growth and redevelopment. • Led a 10-member team, including four subconsultants, to deliver a $350,000 transit-oriented development plan for the city of Sacramento on schedule and 5% under budget.• Conducted in-depth site analysis, photo-documentation and due diligence for two successful marketing campaigns; helped to generate $800,000 in sales.

• Allocated and managed approximately $7.5 million in resources to fund studies of proposed highway projects in three of the state’s twelve districts. • Improved the connection between planning and project delivery by ensuring that proposed projects were included in regional transportation plans and linked to an upcoming funding cycle.
