Asset Management – 2008 to Present• Manage and direct all asset management activities for 6 commercial properties totaling 3 million square feet and valued in excess of $2 billion.• Lead and direct a team of 14 colleagues to develop annual budgets, create leasing strategies, prepare monthly investor and lender reports, and update market research, among other activities.• Prepare cash flow modeling, forecasting, and variance analyses to institutional equity partners and private high-net-worth individual investors.• Coordinate due diligence efforts with commercial lenders for $4 billion in mortgage financing and refinancing.• Interact with leasing agents, property managers, contractors, architects, engineers, appraisers, third-party consultants, insurance agents, certiorari and landlord-tenant attorneys on a daily basis to ensure effective management of the properties.• Plan and execute strategies that increase real estate values and maximize returns by identifying value-add revenue opportunities and determining reductions through asset management efficiencies.• Implement new standards to improve reputation in the marketplace, i.e. improving property appearance, maintaining strong tenant relations, directing capital programs, etc.• Report to CEO/Owner of the company on a daily basis and ensure asset management services consistently meet the company’s vision and investment goals.Acquisitions – 1998 to 2008• Prepared detailed underwriting analyses which consisted of discounted cash flow modeling, IRR calculations, return analysis, and debt service coverage ratio tests, among others.• Led and coordinated due diligence efforts with commercial lenders, investment banks, real estate brokers and mortgage brokers.• Developed comprehensive annual budget packages for all properties, prepared monthly reports, created pro forma projections, maintained property rent rolls, performed revenue and expense analyses, prepared lease summaries, etc.
