Key Accomplishments:- Led $22.5 million renovation of 1500 K Street, a 261,796 square foot, Class A, historic office property in Washington, DC. The re-positioning program included multiple lobby renovations, world class building-wide HVAC replacement, roof replacement, new fitness center, re-imagined marketing campaign, and exterior, rooftop terrace, and garage upgrades.- Developed and executed the redevelopment and re-positioning of Wheelhouse, a 491 unit multifamily asset in Fairfax, Virginia, that resulted in a 9.1% year-one increase in effective rents during a period with zero market rent growth. The $7 million renovation program included a complete branding overhaul with name and logo change, unit interior upgrades, clubhouse remodel, new fitness center, pool area improvements, and other exterior amenity upgrades. - Negotiated the largest private-firm office lease in Washington, DC in 1Q15. This above-market 91,973 RSF lease included $102 million of base rent during the initial lease term from a strong credit tenant.Responsibilities:- Identified value creation opportunities and developed strategies to maximize investor returns and long-term property value enhancement with a strong focus on asset re-positioning/redevelopment, leasing, expense management, and tenant relations. - Hired and led third party teams responsible for the implementation of leasing, operations, and redevelopment initiatives, including leasing brokers, property managers, attorneys, architects, engineers, and other consultants.- Directed quarterly valuations and hold/sell analyses of assigned portfolio.- Negotiated all leases to maximize property value and mitigate risk.- Developed and executed long-term capital improvements and property maintenance plans.- Prepared monthly/quarterly/annual reports, annual budgets, and budget re-forecasts.
