Director of Town Planning

Town Planning:• Land Use Planning (Rezoning, consent uses applications, subdivision and township developments, removal of restrictions, building plans approvals, etc.)• Urban Design (residential layout and design, Site Development Plans, Concept Plans, Development Frameworks, etc.)• Strategic Planning (site identification, due diligence reports, site investigations)Property:• Property Development (Housing Schemes, complexes, Sectional title schemes, Commercial Developments)• Project Management (appointing and manage professional teams, managing of development to implementation)• Professional support (advising developers, architects, estate agents, etc.)Design:• Concept designs (site specific spatial designs and broad spatial design)• Basic floor plan layoutsTelecommunications:• Permitting (land use applications and building plans)• Site Identification and AcquisitionDuties performed:• Design and analysis software• Assist and support the management of the planning till implementation of developments• Implementation of the Planning Legislation and Planning Policies• Land Use applications• Site surveys• Assist land development professionals with technical information• Liaising with departments and spheres of government to fast track developments• Site research, involving site inspection, collection for relevant documentation and investigating the appropriate legislation and policies• Producing plans to support development applicationApplicable knowledge and skills:• Planning Legislation (Spatial Planning and Land Use Management Act, Land Use Planning Act, Municipal Planning By-Laws, Zoning Scheme Regulations, etc.)• Planning Policy (Spatial Development Frameworks, District Plans, Local Area Structure Plans development guidelines and other local policies)• Computer Literacy (Microsoft Office, AutoCAD, Sketchup, ArcGIS, Adobe)• Investigation and research (informative due diligence reports)• Design (knowledge of standard specifications)

Facilitate Integrated Development Plans and customer interface duties in Land Use Management at the Municipal offices.Issuing of zoning certificates, provide municipal information to the public, and processing of Land Use Management applications and report writing.Conducting site inspections and land use surveys.
