Be head of Investments and Development Departments, overrall accountable for, including but not limited to projects acquisitions, M&A, projects developments.

- Be accountable for all projects in Ho Chi Minh region including but not limited to Mizuki (26 ha) and Akari (8.5 ha)- Be accountable for P&L of projects in region including but not limited to Project/ construction management; Design management; Project legal management; Cost & Contract Management; R&D and Sale & Marketing. - Be 1 contact point for all matters related to region,- Stakeholders’ management including but not limited internal NLG stakeholders and Japanese Partners

The key driver for setting up from A to Z the Project Development Department of “start – up” EZLAND for his successful projects which are completed / under – developed / ambitious pipelines projects from day 1 and from land acquisition to handing over including setting up the operation. Which are including but not limited to:- To set up the structure of 3 main divisions in Project Development Dept: Cost & Contract Management; Design Management and Project Management including Site management, - To set up the project management procedures, - To acquire, develop and train the teams from different background into each division and set up the communication channel for efficient workings / coordinations. - To create the Internal Approval Process for internal approval and communications with other departments - To be leadership of team and 1-stop service for all matters related to Project development, - To report directly to CEO,

- Recommend, liaison and monitor consultants, contractors and suppliers- Carry out project planning and work implementation- Liaise with relevant Parties including internal and external in authority submission and understanding the submission process in vary stages of Constructions.- Prepare and monitor Development Program and Management Reports- Oversee the selection and requisition of materials and plant for use in the construction- Prepare and monitor tender schedules, documents, calling of tenders/quotations and recommendation papers- Monitor progress, cost and quality of construction works, ensure it complies with the standard required by the company- Do cashflow projection, payment forecast and verification of payments- Do e-filling, general administrative works and translation- Deal with authorities, partners, consultants, contractors and suppliers during project approval stage, construction stage and post construction stage- Follow and implement the Environment Managemnt System (ISO 14001), Quality Management System (ISO9001) and the Environmental Health and Safety (EHS, OHSAS 18001) of the company- Coordinate all Consultants to obtain Green Mark Certificate (certified for green building by BCAi of Singapore, similar to LEED Certificate of USA). has obtained Green Mark Cert for Beau Rivage project with minimize additional cost.- Plan for collecting of neccessary documents for handing over stage to the Owners- Control progress on site.- Inspect structure work and also finishing work including Architect works and Interior works to ensure quality of works done met specification and also met iconic design Design

- Supervise construction work on site, including C&S , finishing and also interior work.- keep track of progress on site, updating Project Manager in case of behind schedule.- Assist Project Manager in site work.

In charge of activities relating to site works including structure work and finishing work. Main duties included:- To supervise construction work to make sure work done are complied with Specification and design drawings.- Duty on concrete work to make sure ready-mixed concrete is vibrated well; safety during concrete works especially by night shift;- To carry out solving problem on site in emergency cases, then report back to Construction Manager.- To co-ordinate main contractor with nominated contractors to solve conflict on site. - To carry out quantity surveying for material which are supplied directly by Employer such as tiles, doors and windows,- Keep track of material deliveried on site and inspect quality of them according to approved sample and specification. - Keep track of progress on site weekly and warning Construction Manager in cases of behind schedule (using tracking tool in MS Project).- Evaluate monthly claim of contractors.- To assist Construction Manager in both paper work and site work.- To be leader for a group of supervisors in Sky Garden 3 Project. - To check construction method submitted by contractor. - To coordinate with Designers and Employer to solve discrepancies- Achievements: to be voted as “Most Improved Performance Award” by end of year 2008.
