My role at Gross Waddell gave me the opportunity to sell and lease a variety of commercial, retail and industrial properties throughout Victoria. As a Sales and Leasing Executive I was exposed to the many stages of the property life cycle from site acquisition, planning, budgeting, construction and final realisation. I was responsible for:* All forms of commercial, retail and industrial sales and leasing transactions, specialising in shopping centre leasing, licensing and management;* Acting for a range of clients including private owners, large institutions, listed property trusts and government bodies;* Instructing external service providers to prepare environmental reports, development schemes, marketing material and legal documentation;* Preparing various forms of business reports including submissions and tenders to secure new business, information memorandums, outgoings budgets and forecasts for shopping centres and multi-tenanted buildings, project progress reports and submissions to be presented to Consumer Affairs and other governing bodies; and* Working with mixed use developments and interpreting complex subdivision and strata plans and providing advice to key stakeholders based on my interpretations.

As a Commercial Property Manager I managed a large portfolio of mixed tenancy types including fashion labels, banks, restaurants, big box outlets, bars and offices. My role involved:* Ensuring rent was collected on time, managing arrears and arranging and attending lockouts should the need arise;* Negotiating new leases and renewals, market rent reviews, collecting of market evidence and negotiating with tenants and landlords;* Ensuring compliance with lease agreements, Retail Leases Act 2003, Property Law Act 1958 and all relevant legislation;* Monitoring compliance with essential safety regulations and coordinating regular ESMR audits;* Arranging and coordinating building maintenance from minor repairs to major projects; and* Liaising and maintaining positive relationships with tenants, landlords, legal practitioners, maintenance contractors and colleagues.

My role as a Residential Property Manager at Cantwells Property (now Little Residential) required me to manage all aspects of my portfolio of 200 residential properties including:* Accepting vacate notices from tenants, conducting inspections to determine if maintenance is required, coordinating the marketing of properties for lease, conducting open for inspections, discussing tenancy applications with landlords, offering accepted applicants the opportunity to lease properties and coordinating all the required documents;* Receipting payments for rents and bonds, processing and approving invoices from external parties, following up tenants who are in arrears and ensuring payments are up to date;* Conducting and ensuring all rent reviews are attended; and* Managing the ongoing relationships with clients.

My role as a Facilities Administrator involved:* The management of internal relocations and asset management, as well as the implementation and management of the online accommodation management system used by staff;* Managing PwC’s computer hardware, security and storage inventory registers;* Liaising with the building management company (Colliers) to coordinate maintenance on our tenancy and ensuring service level agreements are met, coordinating external trades people to conduct tenancy repairs;* Coordinating new and departing staff by arranging for telephone and fax numbers to be assigned or terminated and running an induction for new staff;* Approving and processing accounts for the department; and* Conducting OH&S workstation assessments.I also coordinated and assisted with the relocation of all 1,500 PwC Melbourne staff from two separate tenancies into one tenancy.

I completed a Certificate 3 in Business Administration through MEGT in partnership withPricewaterhouseCoopers which involved various duties including:* Accepting, processing and delivering all incoming mail and couriers, organising and monitoring local, interstate and international mail and couriers;* Processing invoices into journals to be submitted to the accounts department; and* Ordering and controlling stationary stocks via the Corporate Express online system, ordering business cards for practice staff through an online printing supplier.
