*Supervise and maintenance BMS system (TEC)*Supervise maintenance for 300 ton chiller absorbent units (2)*Supervise maintenance water heaters (6) *Knowledge of software such as Opera and HotSOS*Provide professional and courteous guest service at all times. *Supervise maintenance operation. *Monitor electric, gas, oil and water consumption on a prescribed basis. *Ensures that all contracts work is performed properly. *Supervise assigned associates: hiring, terminations, performance evaluations and development. *Ensure all projects are completed according to specifications and are completed on time. *Work closely with Housekeeping/Environmental Services to ensure coordination of activities. *Aid and instruct maintenance associates in scheduling work, ordering material and completing assignments by a specified date. *Develop and maintain an ongoing maintenance program for guestrooms, meeting rooms, public space back of the house spaces, kitchens and all Hotel equipment. *Perform inventory and purchasing duties as required. *Act as Manager on Duty as required. *Conduct monthly department meetings. *Complete projects as determined by the General Manager.*Supervise daytime shift *Organize preventive maintenance for guest rooms *Purchasing and order parts *Supervise maintenance for 100 ton chiller *Fixing and repairing room a/c units *Does house calls familiar with grounding, coking and plumbing *Work with sub contractor *Handle all violations and Fire Department relate responsibilities *Manage the 10 union’s mechanics.* Performance a broad range of maintenance services, including plumbing, electricity, carpentry and painting * Supervise and maintain elevators, boilers and chillers * Repaired drop ceilings and floors * Supervise outside contractors when performing repairs in the building
