Insure that all calls are acted upon and that follow-up and action taken is properly recorded and reported.• Conduct monthly board meetings, annual and special community meetings • Provide Board(s) recommendations to address task items • Prepare Notice of Meeting, Agenda and monthly Manager’s Report for inclusion in monthly information package for board meetings.• Follow up on delinquent fees per Board and Management Company direction.• Conduct periodic community inspection of the physical plant, noting deficiencies and oversee residential deed restriction enforcement. • Prepare in preparation of bid specifications and RFP’s. Administer bid process.• Meet with contractors prior to execution of contracts.• Supervise all contracted work to ensure compliance with specifications within contract.• Prepare budget(s). Interact with home office staff (Regional Vice President and Accounting staff) and Board(s) to ensure proper analysis and recommendations as to final annual budget.• Approve expenditures in accordance with the budget.• Review monthly financials. Make recommendations to Board as to anticipated shortfalls and/or excess funding by budget line item.• Hire, manage and train all on-site staff

• Assist the Property Manager and Area Chief Engineer in all facets of building operations of North Portfolio consisting of 21 properties and 1.9M sf.• Maintain vendor contracts, service orders and bid services and projects per Corporate Policy• Preparation of annual budgets and financial reporting • Oversee management of Work Order System and Card Access Systems• Oversee One-time projects and assist Engineering Department with Capital projects• Perform regular property tours to ensure vendors are meeting scope of work per contracts• Management of Certificate of Insurance, Service Orders and Vendor Contracts
